A year of transformation in Toledo: Spitzer Building at the historic Four Corners.

In 2025, the project was awarded $9.2 million in historic preservation tax credits from the Ohio Department of Development. This funding was used for predevelopment work to prepare the buildings for redevelopment and advance the project to construction.

Last week, we were awarded a $2 million grant from the State of Ohio's Residential Economic Development District (REDD) program to support the redevelopment of the historic Spitzer Building at the Four Corners intersection. Construction is expected to begin in late 2026 or early 2027.

The $92 million Spitzer Building project has already secured approximately $18.3 million in committed public funding anchors a broader three-phase revitalization of the Four Corners District that includes future redevelopment of the Nicholas Building and the Nasby Building.
