This damp crawlspace has been addressed with a drainage system around the house and crawlspace dehumidifier. We also installed a RH/Temp monitor to track the humidity progress through the seasons.

This is from a recent project of ours. The homeowners were having moisture issues from an improper siding and vent install. We completed an investigation, discovered the issue then repaired the problem. Now that the siding and flashing were properly installed they will no longer have moisture intrusion from this area.

Don't Let This Happen to Your House. We are working on this house in Maple Ridge. The owners had a new heat and air system installed and immediately noticed that the house was humid all summer long. They contacted the HVAC company multiple times every summer but the company could not "find" anything wrong. We were called in to inspect the house and found the AC system was leaking in the attic. Three years of condensation leaks have caused incredible damage to the house. All the damage was hidden behind sheetrock but we were able to detect with our equipment.

Don't let this happen to you. Your house should not be humid in the summer with the ac on. Get a second or third opion. These problems could have been easily identifed and corrected.

The first two photos are supply ducts in a ceiling that aren’t properly sealed or insulated. As a result of missing insulation, condensation is forming and made the sheetrock around the vent wet. We will be sealing around the vents and insulating the boots in the attic to prevent condensation from occurring. The last photo is the underside of the metal vent cover with organic growth and debris from the attic and Sheetrock.

We did an inspection today of an apartment building. These air ducts are from two different return air units. The return air box and filter were not properly sealed in unit 7. This has allowed unfiltered air through the duct work and system. While, unit 8’s return air box had been sealed around the grill frame and box. Leaving the air ducts virtually clean. We are going to go back & properly seal each return air unit and order appropriate filters to ensure the system will work more efficiently.
