Before you design, one thing matters most: accurate existing conditions.

When documentation is incomplete or inaccurate, the impact rarely shows up immediately. It shows up later as redesign, unexpected change orders, compressed schedules, and unforeseen site conditions.

Waiting weeks for documentation can delay a project.
Inaccurate documentation can derail one.
If you have an active project—or one about to begin—documenting early helps protect both your timeline and your budget.

ARC mobilizes quickly nationwide to capture existing conditions and deliver field-verified, design-ready as-built documentation your team can trust from day one.

Celebrating 20 Years with ARC – Congratulations, Mick!

Please join us in celebrating Mick Cunningham on his 20th work anniversary with ARC!

Mick’s ARC journey began on Halloween day in 2005, when he joined the team and immediately made his mark—serving as our pumpkin carving contest judge on his very first day. From that fun beginning, Mick quickly became the hub of ARC, growing into his role as Director of Operations, where he’s been instrumental in overseeing our production team and ensuring every client’s needs are met with precision and care.

Anyone who knows Mick knows he’s one of the most humble people you’ll ever meet—so humble, in fact, he doesn’t even capitalize his own name. It’s a fitting irony that the person who keeps everything at ARC running smoothly prefers to stay out of the spotlight.

Thank you, Mick, for 20 years of leadership, dedication, and quiet excellence. ARC simply wouldn’t be what it is today without you.

Celebrating 25 Years with ARC – Congratulations, Jorge!

Please join us in congratulating Jorge Vargas on his 25th work anniversary with ARC!

As our BIM/CAD Manager, Jorge has played a pivotal role in shaping who we are today—developing and refining our CAD and BIM standards, leading and mentoring our production team, and establishing our Scan to BIM workflow long before scan data could even be imported directly into BIM.

One unforgettable highlight? When Jorge spent three full months living in Las Vegas leading our field crews and coordinating with the local surveyor on the 3.8 million square foot Las Vegas Convention Center project. And despite the motto “what happens in Vegas stays in Vegas,” we were happy to see Jorge be able to return home after the job was complete.

Thank you, Jorge, for 25 years of dedication, innovation, and excellence. ARC wouldn’t be where it is today without your leadership and commitment.

When it comes to ADA compliance, the smallest details make the biggest difference.

Restrooms are one of the most common sources of non-compliance—often because of just a few overlooked millimeters. From toilet bowl shapes to new tile finishes, even subtle design changes can push a space out of spec.

This blog explores how as-built services and existing conditions surveys help design teams:

✅ Capture exact fixture dimensions
✅ Account for finish and material changes
✅ Prevent costly ADA violations before construction begins

In one case, documentation caught a near-miss that could’ve triggered a full restroom redesign—saving thousands in rework.

In façade restoration, "close enough" just isn’t good enough.

When fabrication-level tolerances are on the line, even the slightest measurement error can lead to expensive delays, misaligned panels, and rework that eats into your schedule and budget.

This blog dives into why façade documentation requires:

- Expert-level precision

- Advanced 3D laser scanning tools

- A deep understanding of standards like the USIBD’s Level of Accuracy (LOA)

On one historic government project, this level of precision led to a perfect curtainwall installation—with tolerances under 5mm.

Repurposing a building is full of potential—but hidden walls, outdated drawings, and unverified utilities can quickly drain budgets and stall timelines. In our latest blog, we explore how 3D laser scanning and accurate building documentation can prevent these costly surprises.

By starting with precise data, design teams can:
✔ Identify existing conditions early
✔ Avoid costly rework and delays
✔ Keep adaptive reuse projects moving forward

On one project, scanning uncovered hidden systems that could have led to a $150K issue during construction—solved before it ever became a problem.

Please join us in congratulating Genaro "Junior" Vargas on his 17th work anniversary with ARC!

As our Data Acquisition Manager, Junior has played a critical role in planning and overseeing field operations across some of the most iconic and challenging projects we've taken on.

One standout moment? Climbing and laser scanning the antenna mast of the Empire State Building—despite his fear of heights. It was a true testament to his courage, professionalism, and “whatever it takes” attitude that continues to inspire our entire team.

Thank you, Junior, for your 17 years of dedication, growth, and excellence. ARC wouldn’t be where it is today without you!

Built nearly a century ago, the auditorium at Woodrow Wilson High School in Long Beach, CA is a landmark of educational history. As part of a major modernization and preservation initiative, ARC was proud to provide 3D laser scanning and BIM modeling services to accurately capture the existing conditions of this 29,300 sq ft space across multiple levels.

Using High Definition Survey (HDS) technology, our team developed a Level of Development (LOD 200) BIM model—giving the design team a reliable foundation for accessibility upgrades, structural improvements, system enhancements, and historic restoration.

This is where heritage meets precision.
