The person who toured your home in June may have had no deadline.

The buyer walking through in September may have a lease ending in October.

That difference matters more than most sellers realize.

Franklin County's 2026 market isn't the frantic market we saw a few years ago. Inventory has increased, homes are taking a little longer to sell, and buyers have more room to negotiate. But that doesn't mean every buyer has unlimited time.

Fall doesn't slow the market — it filters it.

The buyers still shopping may be there because they have a specific reason to move, a lease ending, a job change, a growing family or another deadline.

Dolan REALTORS has been serving Franklin County continuously since 1908. That's 118 years of navigating changing markets, buyer behavior and seller expectations.

From accepted offer to keys in hand: often 30 to 60 days. That's the timeline many fall buyers underestimate.

If you're hoping to be settled before the holidays, getting under contract earlier gives you considerably more breathing room. A later contract isn't impossible — but financing, inspections, appraisals and negotiations can all add time.

And there's one thing you can do now to make the process smoother: get pre-approved before you make your offer. Dolan recommends pre-approval as one of the first steps for buyers who want to strengthen their position in a competitive market.

Dolan REALTORS has been helping Missouri buyers navigate the process since 1908.

Most landlords assume self-managing saves money. Sometimes it does. Sometimes it costs more than they realize.

Missouri's median residential sale price reached $272,000 in December 2025, up 6% from a year earlier.

But protecting the value of a rental isn't just about the property itself. One extended vacancy, a delayed maintenance issue, or a tenant turnover can quietly eat into your return.

And then there's the cost that never appears on a maintenance invoice: your time.

Screening tenants. Chasing rent. Coordinating repairs. Handling late-night calls. Keeping up with the responsibilities that come with being a landlord.

Professional property management isn't automatically the right choice for every owner. But for some landlords, the value is less about avoiding work and more about protecting their time, reducing preventable costs, and keeping the property performing.

What's the part of self-managing your rental that costs you the most?

Mortgage rates are still hovering around 6.7%. Freddie Mac's latest weekly average was 6.67% for a 30-year fixed mortgage as of August 13.

But here's what many buyers don't realize:

The rate isn't always what kills the deal. The timeline can. The rigidity can. And a financing process that doesn't understand the local market can create problems when you need answers quickly.

When inventory is limited, having a lender who understands your situation, communicates quickly, and can help you navigate the financing process can make a real difference.

The question isn't just, “What's your rate?”

It's also:

“How well does your lender work when the deal gets complicated?

Most business owners spend more time picking office furniture than reviewing a lease renewal.

That's a problem. Illinois closed commercial sales grew 3.1% between March 2025 and March 2026 — meaning market rates have shifted, and what you agreed to last cycle may no longer reflect reality.

Before you sign, scrutinize four things: current market rate benchmarks, tenant improvement allowances, operating expense caps, and your exit provisions.

Missing one clause can cost you years of leverage.

What's the one lease term you wish you'd negotiated harder the first time?

In 1908, someone in St. Clair sat across a table from a family and helped them buy their first home.

We don't know their names. But we know that moment happened — and it's happened tens of thousands of times since.

More than a century of Missouri and Illinois families. Every kind of market. Every kind of dream.

With prices still climbing across Missouri in 2026, that kind of steady, relationship-first guidance matters more than ever.

Your family's chapter might be next. What would that mean to you?

August is one of the quietest months for buyer competition in Missouri — and most people don't realize it until the window has passed.

Here's what that actually means: fewer competing offers, less pressure to waive contingencies, more room to negotiate. Not a buyer's market. Just a better moment.

Illinois is a different story. Inventory there dropped 7.7% year-over-year as of Q1 2026. Conditions are improving, but supply is still tight. Realistic expectations matter.

Knowing which side of the state line you're on changes your entire offer strategy.

Are you buying this fall — and have you adjusted your approach for the market you're actually in?

A leaky faucet. A landlord thinks: I'll get to it next month.

Next month becomes six months. The tenant gets frustrated, stops renewing, and leaves.

Now you're covering vacancy, turnover costs, and the repair you deferred anyway.

With Missouri investment properties sitting at a median $258,000, these assets are too valuable for deferred maintenance to feel like savings.

We've coordinated maintenance across portfolios in Missouri and Illinois since 1908. The pattern is consistent: small ignored repairs don't stay small.

Honest question — what's a deferred fix currently costing you?

Somehow it's almost August already.

The summer to-do list has a way of staying a list. Fresh paint that got pushed back. A window that's been sticking since May. Small things that compound quietly.

With Missouri's market as competitive as it is right now — homes selling at 98% of asking price or above, according to Zillow's July 2026 data — well-maintained properties in Union and Franklin County stand out. Whether you're renting, selling, or simply protecting what you've built, deferred maintenance is the first thing buyers and tenants notice.

Dolan REALTORS coordinates maintenance and repairs for property owners across Franklin County. Our team handles the end-of-season catch-up so you don't have to carry it into fall.

August is the last easy window before fall weather starts making repairs expensive.

Skip HVAC servicing now and you're looking at emergency calls in October — when every technician in Franklin County is already booked. A dirty filter or failing capacitor costs far less to fix in July than a full system replacement mid-winter with a tenant threatening to leave.

Illinois for-sale home inventory dropped 7.7% year-over-year as of Q1 2026, according to Illinois REALTORS — tightening both sides of the market and keeping quality tenants harder to replace than they've been in years. Missouri's market still favors landlords. A well-maintained unit doesn't just keep tenants — it commands better ones.

Dolan REALTORS has coordinated maintenance and repairs for Franklin County rental properties for over 20 years. If you're not sure where to start, that conversation costs nothing.

What's the one repair you've been putting off all summer?
