Sellers keep asking why their house sat. The answer is usually the same: it was listed, not sold.
Listing is paperwork. Selling is a strategy.
There's a version of this that plays out constantly. A seller wants to "test the market." The property goes live at a number that feels optimistic. Days stack up. Buyers start wondering what's wrong with it. The agent calls with a price reduction. And a seller who thought they were protecting their equity ends up negotiating just to keep a deal from falling apart.
That's not bad luck. That's what happens when the work that should have happened before the listing gets skipped.
Before the sign goes in the ground, I need to know what you're actually trying to accomplish. What buyers in this market are paying, not what other sellers are asking. What the competition looks like. What could kill the transaction before closing. Which improvements are worth your money and which ones aren't.
That conversation shapes everything, pricing, positioning, presentation, negotiation, timing. 🏡
If you're preparing to sell in Central Florida or Tampa Bay and you want to talk strategy before you talk listing price, reach out.
