Rachelle Majors and the Builders Capital team recently secured an $150MM Exposure Limit approval for a large scale builder in Georgia, giving this borrower the capital certainty to finance their scaling pipeline.

For builders operating across multiple projects, access to capital is only part of the equation. Knowing how much capacity is available can create greater certainty when planning starts, acquisitions and future production.

Another example of capital structured around the builder and the business they’re building.

Choosing a construction lender is about more than comparing rates and terms.

For builders managing multiple projects and planning for continued growth, the financing structure can affect liquidity, capital visibility, and how efficiently the business operates.

Before choosing your next lender, there are five questions worth asking:

• How does the lender evaluate my company, pipeline, and individual projects?
• What happens when multiple communities are drawing at the same time?
• How consistently does the draw process perform?
• Does the financing structure become more flexible as my pipeline grows?
• Who on the lending team has residential construction experience?

These questions go beyond a product comparison. The answers can reveal how the lending relationship will operate as projects overlap, capital needs increase, and the pipeline becomes more complex.

Meet Ryan Arsenault, Senior Loan Officer at Builders Capital.

For Ryan, a strong lending relationship starts with understanding the builder behind the project, from where their business is today to where they’re looking to grow.

With experience working alongside builders across markets and project types, Ryan brings an informed perspective to every conversation and takes the time to understand each builder’s goals, pipeline and financing needs.

“Strong relationships are built by executing on expectations. In today’s cycle, that means understanding a builder’s true costs, timing, risk, and future growth plan, then structuring capital accordingly. Good operators understand what’s ahead. Good lenders plan for it.”

It’s that relationship driven approach and industry perspective that Ryan brings to the Builders Capital team every day.

Builders need more than capital. They need a lender that understands their business.

Robert Trent, CEO of Builders Capital, shares the challenges he experienced as a builder working with traditional banks and why he knew there had to be a better way.

That experience helped shape Builders Capital into what it is today: a lender built by builders, for builders.

For large scale builders, predictability in financing can shape how confidently they plan what comes next.

Joseph Design Build is working toward a clear five-year growth plan, with projects being contracted as far as 18 months ahead of delivery. That means committing time, resources, and equity well before construction begins.

Courtney Altig, Managing Director of Builder Finance at Builders Capital, sits down with Thomas Joseph, Co Founder of Joseph Design Build, to discuss how having capital certainty has given their team greater predictability as they plan for that growth.

As Thomas explains, “Having a very predictable structure that we know that we can count on is a big part of how we can plan, and it’s really helped us grow.”

For builders operating at scale, knowing your pipeline’s lending capacity before the next project is under contract can change how you plan the business.

For a production builder, spec inventory isn’t a risk to avoid. It’s usually an intentional part of the business strategy.

But how your lender views that inventory matters.

Absorption, days on market, comparable sales, financial capacity and your track record can all influence how much spec construction a lender is willing to support. And when fixed spec caps enter the equation, financing requirements can start influencing the pace of future starts.

Our latest article breaks down how lenders evaluate spec versus presold construction, what experienced builders should understand about spec limits and why financing structure matters as production grows.
