Transportation analyses in Fairfax County provide information to assist in the review of a land development applications.

Specifically, a 𝐓𝐫𝐚𝐟𝐟𝐢𝐜 𝐈𝐦𝐩𝐚𝐜𝐭 𝐀𝐧𝐚𝐥𝐲𝐬𝐢𝐬 (𝐓𝐈𝐀) 𝐢𝐬 𝐫𝐞𝐪𝐮𝐢𝐫𝐞𝐝 𝐢𝐧 𝐅𝐚𝐢𝐫𝐟𝐚𝐱 𝐂𝐨𝐮𝐧𝐭𝐲 under conditions such as rezoning, proffer condition amendments, special exception applications, and special permit applications.

These analyses help understand the transportation needs and impacts of development in relation to users and the surrounding community.

Traffic Impact Analyses are to be submitted to the Fairfax County Department of Transportation (FCDOT) at the same time that applications are filed with the Fairfax County Department of Planning and Zoning (DPZ).

Our team was pleased to volunteer once again at NAIOP Northern Virginia's annual Snack Pack Project this week, benefiting Second Story, who helps families in underserved communities in Fairfax County through our family resource centers, teen center, and after-school programs.

Founded in 1972 as “Alternative House,” Second Story transforms the lives of children and youth, helping them stay safe, make positive decisions, achieve educational success, and overcome personal crises. They offer children, youth and families hope for brighter futures by providing counseling, shelter and neighborhood-based support.

We are excited to announce that Jim Watson, AICP has been promoted to Principal at Wells + Associates.

An AICP-certified planner (American Institute of Certified Planners), Jim has two decades of experience in multimodal planning and design in the private and public sectors, including transportation work with government facilities and properties.

Jim’s work in the transportation planning and design field is wide-ranging. It has included work on urban campus plans, regional and site-specific mobility planning for the Federal government, data center development, university transportation planning, mixed-use and residential development, and parking systems evaluation.

As a member of the leadership team, Jim plays an important role in working with our clients to develop cutting-edge multimodal solutions. While leading W+A’s Federal practice and specializing in urban development projects, his work ranges from entitlement-driven transportation support for private sector clients to multimodal transportation planning and design efforts for Federal, higher education, and other institutional clients.

In the District of Columbia, not all projects require extensive traffic impact studies. Instead, an abbreviated Transportation Statement often will suffice. But what is a Transportation Statement?

In conjunction with the opening of our new Washington, DC office, Wells + Associates has published a convenient FAQ for developers who want to know more about Transportation Statements.

We tailor the scope of the traffic studies to the size and potential impact of each development within the confines of DDOT’s guidelines.

Our FAQ answers a number of questions, including:

Take a look at the influential research project conducted in 2022 by Wells + Associates analyzing long-term data from their portfolio of residential and office properties in Fairfax County that had implemented sustainable transportation programs. The findings of the research revealed that all the properties examined exceeded the expected reductions in peak hour auto traffic.

Notably, sustainable transportation played a crucial role in enabling these sites to achieve such reductions. This discovery prompts the question of whether there exists an opportunity to harness the reduction in peak hour auto traffic to foster the development of more sustainable real estate projects.
