A Regional Property Manager’s site visit should be more than a visit—it should drive performance.
When a property is on your calendar, protect that time and be present.
A productive 8-hour site visit should include travel, an initial property drive, time with the onsite team, and a structured property evaluation covering physical conditions, vacant units, amenities, occupancy, leasing, delinquency, resident files, service requests, expenses, staffing, and overall operations.
Most importantly, don’t just identify problems. Sit down with the Property Manager, review the findings, establish action items, assign responsibility, and set deadlines.
Evaluate. Coach. Document. Follow Up.
Block the calendar. Protect the time. Be present.
