🚨 THIS is why we recommend a sewer scope inspection! 🚨

Curtis was performing a sewer scope today when he discovered a significantly offset joint in the sewer line between the home and the city connection. 👀

From above ground? You’d never know there was a problem.

But underground, an offset like this can restrict flow, catch debris, allow root intrusion, and potentially lead to backups or a much more expensive repair down the road. 💧🏠

A standard home inspection can tell you a lot about a house—but we can’t see inside the sewer line without putting a camera through it. 🎥

That’s exactly why we recommend adding a sewer scope inspection when purchasing a home. Finding an issue like this before closing gives you the opportunity to have it properly evaluated and addressed before it becomes your problem.

🍂 Before the temperatures change… is your heat pump ready?
After working hard all summer keeping your home cool, your heat pump will soon be asked to do the opposite. Now is a great time for a quick seasonal check before switching from AC to heat.
A few things homeowners should keep an eye on:
🔹 Filters — Replace dirty filters and make sure airflow is unrestricted.
🔹 Coils & airflow — Keep the outdoor unit clean and free of leaves and debris.
🔹 Drain pan & overflow — Months of AC use means plenty of condensation. Check for standing water, clogs, or signs of overflow.
🔹 Attic air handler — If your air handler is in the attic, take a look around it for moisture, staining, or drainage issues.
🔥 And before the first cold night, run your heat and make sure the system actually switches over and operates properly.

🚽 The bathroom has a plot twist.

Curtis opened one door and found the toilet. The sink? That’s over in the bedroom. It’s a setup you might expect in a hotel, but we found it during an ordinary home inspection!

When space is tight, sometimes the floor plan gets creative. It’s little surprises like this that keep our inspection days fun.

🏠 YOUR HOME INSPECTION IS COMPLETE—NOW WHAT?

After your home inspection, work with your real estate agent promptly to determine which findings should be included in the PICRA—the Property Inspection Contingency Removal Addendum.

The PICRA identifies the repairs or corrections the seller has agreed to complete. Once the seller reports that those repairs are finished, schedule your reinspection before your contingency deadline or closing.

During the reinspection, we revisit the property and check the agreed-upon items to determine whether they appear to have been properly repaired and are functioning as intended. This could include items that were:

✅ Not operating properly
✅ Damaged or deteriorated
✅ Incorrectly installed
✅ Unsafe or in need of correction
✅ Agreed upon for repair by the seller

A reinspection gives you valuable information while there may still be time to address incomplete or unsatisfactory repairs with your real estate agent.

Don’t wait until after you move in to discover that an agreed-upon repair was never completed—or wasn’t completed properly. A reinspection can help reduce surprises and provide greater peace of mind before closing.
