This project reimagined the traditional correctional model.
Unlike conventional correctional facilities built around prefabricated cell units and hardened institutional materials, this women’s facility centered on a normalized, campus-like environment grounded in trauma-informed design principles — maximizing natural light, fostering autonomy, and creating community-oriented spaces.
The complication: this was a program-phase estimate. There were no drawings — only a list of program spaces, their square footages, and total site acreage. From that limited information, we needed to establish a credible construction cost for a 219,551 SF campus.

𝙊𝒖𝙧 𝘼𝒑𝙥𝒓𝙤𝒂𝙘𝒉
When drawings don’t exist, square-foot assumptions must be intentional.
We began by using our firm’s square-foot cost planning guide to identify baseline costs by program function, recognizing that housing, medical, food service, and administrative spaces carry very different construction demands.
After developing the program-based estimate, we validated it through national market research on comparable facilities. Project data was normalized using geographic cost factors, scale adjustments, and inflation indexing to reflect current New Jersey conditions.
This layered approach ensured the estimate was both realistic and defensible.

The result was a comprehensive $245M program estimate that differentiated costs by space type and incorporated appropriate site development allowances.
The owner and design team gained a clear, data-supported financial framework to confidently advance planning.

Correctional facilities are evolving — but innovation must align with fiscal reality.
For architects, owners, construction managers, and engineers, the program phase is where major strategic decisions are shaped. When early cost modeling is grounded in data rather than generic benchmarks, teams can pursue progressive design goals without compromising budget discipline.
Program estimates aren’t placeholders — they’re the financial foundation for everything that follows.

Libraries are evolving beyond books. This renovation transformed a traditional library into a community learning hub with computer labs, cooking classrooms, metal fabrication, and woodworking spaces.
The complication? These spaces require systems rarely found in libraries — commercial kitchen ventilation, dust-collection HVAC, durable specialty flooring, and equipment-specific utilities. And this was a conceptual estimate, with limited design detail available.

𝙊𝒖𝙧 𝘼𝒑𝙥𝒓𝙤𝒂𝙘𝒉
We conducted targeted discussions with the lead architect to clarify program requirements and translate them into real construction scope.
Using a detailed CSI Division breakdown, we built in allowances for specialty systems and equipment — ensuring nothing critical was overlooked despite incomplete drawings.

𝑻𝙝𝒆 𝑶𝙪𝒕𝙘𝒐𝙢𝒆
A clear, defensible $12.5M conceptual estimate that fully captured the project’s functional complexity and positioned the design team to move confidently into the next phase.

𝙒𝒉𝙮 𝙄𝒕 𝑴𝙖𝒕𝙩𝒆𝙧𝒔
When a traditional library shifts from “library” to “hybrid learning facility,” cost modeling must shift with it.
For architects, owners, and construction managers, early clarity reduces downstream redesign, scope gaps, and budget surprises.
Conceptual estimating isn’t about filling in blanks — it’s about asking the right questions before they become expensive problems.

What a year.

In 2025, our team came closer than ever to a milestone we don’t take lightly: nearly $1 billion in total construction cost estimates delivered across our projects.

That number represents:
• A multitude of projects across various markets,
• Hundreds of decisions informed by accurate, defensible cost data, and
• Trust placed in us by owners, architects, and builders at critical moments.
From conceptual budgets to detailed estimates, 2025 pushed us to refine our processes, expand our team, and raise the bar on clarity and reliability.

Stay tuned for project highlights from the past year
