Derek, owner of Rock Pointe Insurance presented today on the benefits of being a fully independent insurance brokerage, and illustrated how many of the large insurance companies use subsidiaries to try and take advantage of independent insurance providers.
He's committed to avoiding such traps and staying fully independent with access to competing coverages so he can work to get the best coverage for the best rates to meet his clients' needs.
Derek periodically compares coverages even for existing clients, sometimes at his own expense, because it really drives him to do what's best for the client amidst an otherwise often confusing and dishonest insurance world.

Kevin Craig of Core Property Management spoke today about how tenants potential to leads to problems for landlords, and best practices to get out ahead of that. The five points he touched on, each in depth were 1) Make sure the unit is nice and well maintained, 2) Market your property everywhere, 3) Incorporate a robust full application process, 4) Keep the relationship between landlord and tenant professional, and don't let it become personal, and 5) Avoid significant rent increases on good tenants.

He shared some some fire risks he averted and advised us on the important of proper maintenance to avoid loose lugs and wires which can lead to dangerous arcing. He also share some experiences repairing appliances homeowners were inclined to throw out, illustrating that his experience allows him to perform repairs to many electrical related aplications above and beyond wiring.

Last Tuesday, Ryan Dunn president of Primary Abstract title insurance presented information on fraud in wire transfers with an emphasis on verify verify verify. With growing use of AI there has been a seven fold increase in wire fraud in the last decade and criminals are getting better at impersonating legitimate agent via phone and email.

Derek gave an excellent presentation this morning. He emphasized that in an accident those harmed follow the money and, with proper coverage, such as an umbrella policy this can be resolved entirely through the insurance.

He elaborated that an umbrella policy is a supplemental liability insurance that provides an extra layer of financial protection, kicking in when your standard insurance liability limits are reached. Additionally, he pointed out that high net worth individuals, teenage drivers, and businesses run at home tend to have the highest liability.

He provided helpful incites into utilizing a knowledgeable realtor such as himself and how to avoid pitfalls such as avoiding marketing your property as an "as is" property even if it's your intent to effectively sell as is because framing and perception is everything.
