Riskboss Alert – Hand Signal For Help
If you see someone use the Hand Signal for Help what does it mean? What should you do?

Originally created by the Canadian Women’s Foundation in April of 2020, it has now spread worldwide through international media networks and the Internet. Admittedly the Canadian Women’s Foundation agreed that the hand signal is, “not something that’s going to save the day, but rather, a tool someone could use to get help”. The Hand Signal for Help can be used by anyone either in public or over the Internet.
The signal was originally intended to assist domestic violence victims, but it has proved its worth in other situations around the world such as kidnapping, human trafficking, threatening, assault, extortion, etc.

Learn what you can do if you see someone use the hand signal for help in our new Riskboss Alert https://riskboss.com/2021/12/riskboss-alert-hand-signal-for-help/

Riskboss News – Andy Code Access Program
Note this currently available in Toronto only

Riskboss has been alerting property management companies of a relatively new program developed by the Toronto Police Service. Allowing police into condominium and apartment communities for anything other than an emergency or a search/arrest warrant can have unintended legal ramifications with respect to privacy. In real life emergency situations; however, seconds count.

Allowing emergency responders to gain immediate access through the main entrance has distinct and real benefits to residential high-rise communities. The Andy Code Program is an excellent idea created by a Toronto police officer and can be implemented at your site relatively quickly and easily. The program can only be used during emergencies and all access is tracked through the Toronto Police Service Communications Centre.

There is no cost for this program, but the results are significant.

Riskboss News - Illegal Entry Telephone Scam
Security guards working in condominium settings deal with hundreds of people each week both in person, by email and on the telephone. Guards often become very knowledgeable about residents in the building and their guests. At some sites because of high turnover of staff, familiarity about residents is difficult for security guards.

These scams usually start with a telephone call to the
security desk often during the weekend or during the overnight shift. The calls are made during such times as scammers know that these guards are less likely to know residents as well as day shift or afternoons shifts guards.

Scammers gain knowledge and information about unit owners especially when the owner is out of town and may be unavailable for a verification call.

Find out how they use this information and what you can do to combat this security threat in our February

Most residential high rise developers use the key-in-handle style door lock as their preferred ‘go to’ locking mechanism for storage locker rooms, bicycle rooms as well as most mechanical rooms. Simply put, this type of lock has the lowest level of protection of all locks on the market.

Riskboss News – Bicycle Theft

Bicycles thieves are experts and are incredibly fast at condominium site entry, optimum bicycle selection and removal and fleeing from the condominium site. This leaves victims of these crimes absolutely furious and for not only about the hassle of reporting to police and insurance but also the stigmatization that transcends throughout the entire condominium community.

As we report in the spring each year, contrary to popular belief that bike thefts occur in the early morning hours while most people are sleeping, statistics surprisingly prove that 6pm is the peak time for such thefts.
Bicycle thieves enter the underground parking garages of residential condominiums where they are able to get away with bicycles in seconds.

Find out some of our preventative strategies in a post on our blog: https://riskboss.com/2022/05/riskboss-alert-the-fast-the-furious-not-the-movie-2/

Riskboss Alert: Slips, Trips, Tumbles & Falls
The urgency of condominium Boards and building owners to ensure that robust CCTV equipment covering all key areas of a property cannot be understated. This is especially true during the winter months when sliips, trips, tumbles and falls can occur more frequently.

The Occupier’s Liability Act (OLA) defines who is an occupier and codifies the duty of care required by all occupiers to protect all attendees on their property.

The time limit for notification to an occupier for such tragedies as slips, trips, tumbles and falls has been narrowed to sixty days. This assists the industry greatly in that property managers and building owners can secure crucial evidence before it is irrevocably lost.

Such incidents on municipal property maintain a ten day notice limitation period.
