3 things most home buyers forget to ask about — but your inspector always checks:

1. Grading & Drainage — Is water being directed away from the foundation? Keystone notes that downspouts should discharge a minimum of 6 to 8 feet from the home. They've documented new builds developing sinkholes within 6 months when downspouts terminated at the foundation.

2. Attic Ventilation — Poor ventilation leads to moisture buildup, and can compromise the structural integrity of your roof deck over time.

3. Sump Pump Condition — If there's mud and sediment built up in the pit, the system needs to be cleared. Leaving an occlusion to that degree will cause a wet foundation.

The small stuff adds up — and the right inspector catches all of it.

Poor drainage and improper grading around your home can quietly destroy your foundation — and most homeowners don't realize it until the damage is already done.

When the ground slopes toward your home instead of away from it, rainwater pools against the foundation and increases hydrostatic pressure on foundation walls. Over time, water collects in the surrounding soil, leading to expansion and contraction that stresses the structure of your home. The result can be cracking, settlement, bowed walls, or even slab heaving. Keystone's blog notes that what can look like small water problems from the outside can end up causing major water damage and foundation problems inside your home.

Proper grading follows a general rule of one inch of drop for every one foot you move away from the house — for the first 5 to 10 feet. And downspouts should discharge a minimum of 6 to 8 feet from the home.

Don't wait for the water to find its way in. Schedule an inspection at https://amst.site/wtqs6Au2 or call (216) 469-8600.

Here's a home buying tip most people don't know: you're allowed — and encouraged — to walk through the inspection alongside your inspector.

Your inspection report will be detailed, but there's no substitute for hearing your inspector say "come look at this" and explain what they're seeing in real time. You'll understand what's urgent, what's minor, and what's normal for a home that age. You'll learn where the shutoffs are, how the systems work, and what to watch for going forward.
At Keystone, we want you to be there every step of the way. It's your home. You should know everything about it.

The cost of a home inspection typically depends on the size of the home. Larger homes take more time to inspect, which can affect the price.

When comparing inspection companies, look beyond the price tag and consider:
✔️ Qualifications
✔️ Training & Experience
✔️ Professional Affiliations
✔️ Thoroughness of the Inspection
At Keystone Inspections, that's exactly what we deliver. Our inspectors are highly trained, experienced, and committed to providing thorough inspections and detailed reports that help you understand the home from top to bottom.
A lower-priced inspection isn't always the better value if important issues are missed. The goal is to give you the information you need to make a confident decision—and that's where experience and attention to detail matter.

❓ When buying a home, would you rather save a few dollars on the inspection or have greater confidence in your investment?

Some home problems are more common than you might think. The issues inspectors find most often include:
1️⃣ Roofing defects
2️⃣ Electrical concerns
3️⃣ Plumbing problems
4️⃣ HVAC system issues
While not every issue is a dealbreaker, these systems can significantly impact your home's safety, comfort, and future repair costs.

That's why a professional home inspection is one of the most important steps in the home-buying process—it helps you understand what you're really purchasing before closing day.

❓ Which of these do you think is the most expensive to repair?
