A private equity firm calls. They want to buy your business — directly, no broker, no process. Why pay someone to stand in the middle?

Because one buyer with no competition sets the price, the terms, and the pace — and owes you nothing. A lot of those deals quietly die. And in a consolidating industry, the buyer who almost bought you often buys your competitors instead. Your exit becomes your competition.

Finding a buyer was never the hard part. Getting it to close, at a number that reflects what you built — that's the job.

For those of you who've fielded an unsolicited offer — did you negotiate direct, or run a process? Curious how it went either way.

Before Peter took it on- Mexicali Blue was listed for18 months. No buyer. No movement.

After he took it on it closed in under five months — building the buyer from zero and pushing the deal through a six-week legal snag along the way.

Listed and sold are two very different things. 👏

A buyer will ask why you're selling. "I want to travel" is not the answer you want to give.

Not because there's anything wrong with wanting to travel — but because of what it tells them about how much thought went into this. 👇

QVC filed for Chapter 11 this year.

$15 billion company. $6.6 billion in debt.

Most people read that as a retail story. I read it as a due diligence checklist.

Because everything that killed QVC — customer concentration, outdated systems, shrinking margins — those are exactly what a serious buyer looks for when they evaluate any business for acquisition.

They're not looking at your revenue number first. They're looking for what's hiding behind it.

Five things buyers examine in almost every deal:

Customer concentration. If your top three clients walked tomorrow, what's left?

Owner dependency. Does the business run on systems — or on you personally?

Cash flow, not just revenue. What you make and what you keep are two different numbers.

Cost structure. Are margins improving or are you cutting to maintain the appearance of health?

Growth source. Is this business growing because the market is growing — or because you're driving it?

Revenue can hide a lot of pain. Until one day it can't.

Quick thing I tell almost every business owner I talk to:
The number in your head is not the number a buyer will pay.

It's not because you're wrong about your business. It's because you're looking at it from the inside.

A buyer looks at four things mainly — how dependent the business is on you personally, how diversified your customers are, how clean your financials are, and whether things run if you're not in the room.

Those four things move your number more than your revenue does.

If you've ever wondered what your business is actually worth, that's a conversation worth having — even if you're not selling anytime soon.

Mark Cuban sold the Mavericks for $3.5 billion and still has regrets.

That number should stop every business owner cold.

Because if the wrong deal can leave regrets at $3.5 billion — it can happen at any size.

The sellers I work with who walk away cleanly aren't always the ones who got the highest number. They're the ones who knew what mattered to them beyond the price before they ever got to the table.

Terms. Transition. What happens to what you built. Who takes it over.
Those things don't show up in the headline number. But they show up later.

If you're thinking about selling — even years out — that's the conversation worth having now. Curious where you stand? There's a free 2-minute checklist that'll show you — https://tinyurl.com/exitprofile

I just recently closed on a Wild Goose Chasing business. 🦢

Not a joke — an actual company that gets paid to keep geese off corporate properties, golf courses, and parks. Trained dogs, specialized gear, clients that renew every single year because the problem never really goes away.

The buyer saw the value in about 10 minutes.

Most business owners have no idea their business is sellable — especially if it's something a little unusual. You don't have to run a restaurant or a retail shop for someone to want what you've built.

Anyone else running something a little outside the box? Drop it in the comments — I'd love to hear it. And if you're curious whether yours is sellable, comment CHECKLIST and I'll send you something useful.

There are 33 million small businesses in America.

Most of them will close instead of sell.

Not because they weren't valuable. Because nobody ever told the owner there was another option.

A business broker finds real buyers, positions the business the right way, manages the entire process, and negotiates so you don't leave money on the table. Most owners spend 20 years building something, then spend 6 months trying to sell it themselves while still running it — and walk away with less than it was worth, or don't walk away at all.

Curious where you stand? There's a free 2-minute checklist that'll show you — comment EXIT and I'll send it your way.

🥯 Greenwood Lake bagel shop. Priced below asset value. $59K.
Most listings dress up the numbers. This one doesn't need to.

$504K gross revenue. $40,639 SDE. Fully renovated to current code — new exhaust hood, walk-in cooler, raised ceilings, grease trap already done.

The hard part's finished. The opportunity isn't.

Breakfast and lunch hours only (6am-3pm), which means there's real room to grow before you even change the menu. Add catering. Run a food truck out of the same kitchen. There are three upstairs units worth a look too.

Greenwood Lake fills up every summer. This business has been part of that for almost a decade.

Below-market entry. Established cash flow. A community that already shows up.

Serious buyers — reach out. I'll walk you through the numbers.
