I went to look at a flat roof the other day. I went up, took measurements and came down to talk to owner. The roof is 1,600 sq. ft., has three layers and most likely rotten decking in areas. I told him the job would cost roughly $14,000 and he freaked. "Your way out of the ballpark", he told me, " I had two companies come out and give me a number and your not even close".
There is a minimum cost to do a proper flat roof installation. Material should be between $3.00- $5.00/sq. ft. (pending insulation package) , SKILLED labor should be between $3-$5/sq. ft. (pending difficulty factor), so to do an easy flat roof without mistakes should cost a minimum of $6.00/ sq. ft. ($600/square [100 sq. ft. = 1 square]) and that includes permit and 1 dumpster+ weight.
That minimum price point is only beaten in three ways.
1. Illegal workforce
2. They skimp on material- For example an EPDM (rubber) roof system needs two things to be 💯 effective, recovery board and perimeter reinforcements. The majority of the flats I see in Walworth county are missing one or the other or both. They saved significant money and time by not doing this and they have also cut the life of your roof in half.
3. Unskilled labor. There is a huge difference, in both quality and price, between residential roofers and commercial. I have been fortunate enough to have been trained thoroughly in both but this is not the case for most companies. Walworth county is not overly crowded with flat roofs so the majority of companies in this area are shingle outfits with little to no flat experience. I had a roofing company in this county ask me to do two little flat roofs for them. I finished the one and a week later I called and asked about the second one. He gave it to someone else saying," You didn't have to get so fancy", there was nothing fancy whatsoever about what I did, it was just done to manufacturers specifications.
On a building with a flat roof, next to foundation, the roof is the most important part. You WILL get what you pay for and this is especially true in roofing. The cheapest roof is not a good one and a good roofer is not the cheapest. This isn't a rant. It's just something for someone in this situation to think about.
