INSURANCE LOSS DRAFT REPORT FOR FIRE 🔥 DAMAGE • Nescopeck, Pa

SCOPE OF WORK (LIST OF REPAIRS)

The “Scope of Work” is what most mortgage companies call the document from the insurance company that lists all the repairs that are to be completed. Others call it an itemized List of Repairs. It all means the same thing. You have to have this before you can do the inspection. It should be attached as a document to the work order in InspectorADE. If an appointment is set and by the day of the appointment arrives and you still do not have the Scope of Work, you cannot complete the inspection. That is how important the Scope of Work is. Otherwise, you will not know what to inspect!

The Three Most Important Parts to an IL Inspection:

Make the appointment with the homeowner within the first 1 to 6 hours of receiving the work order. (No calls after 9 PM)
Take photos of all completed repairs as well as those not completed.
Calculate the percentage of completion based on the Scope of Work.
Get the homeowner to sign the Insurance Loss form. Some call it a homeowner satisfaction form.

NO CONTACT INSPECTIONS

No Contact Inspections are just that. These are just one of the many inspections our company conduct for the mortgage lenders. Many of these homeowners have filed bankruptcy so by law you cannot make contact with the homeowner.

These type of inspections require photos only to let the lenders know the condition of the home during this process.

In cases where contact is made with the homeowner you want to identify yourself and give them the lender contact number for more info. Anything else that you say can be held in court creating bigger issues for the lender.

The homeowner is normally not happy due to their circumstance and may be demanding. Some may even threaten to call the law enforcement. In those cases we contact the law enforcement also giving all the identifying info about our business to make them aware of what our company do. The law enforcement really appreciate us doing this because it normally eliminates further discrepancies and allows us to do our job.

These are very rare occasions but do happen. In this video the lady came out yelling🤷🏽‍♀️🤷🏽‍♀️😩😩 It is not personal just carry on👌🏽

VACANT HOME INSPECTIONS

These are homes that were defaulted on and put through the foreclosure process..

Many tenants just up and leave their belongings behind.

Some homes may have squatters

Other homes have a lock box and ready to be put back on the market.

In all phases Safety is a High Priority and homes should be entered into with Precaution

My Safety Precautions Include:

1. Knocking on the door

2. Announcing who I am upon entry

3. Examine the 1st room for things like noises, broken windows, sharp or broken objects on the floor, beds, etc.. these things are indicators that need to be included in your report to make the client/lender aware of the status of the home.

4. Mase and/or pocket knife is handy

5. Mask/Gloves/Hand Sanitizer

From my experience so far homes located in the Central & Northeast PA area is not so bad in regards to safety.

But awareness of your environment is the biggest key to property inspections.

My next post I will discuss the process of what to look for inside the homes to include in your report.

Property Inspection & Home Inspection are not the same thing. Property Inspections is a Niched Market in the Real Estate Industry. Here are a few key 🔑 differentiators between the two:

PROPERTY INSPECTIONS
•Your client is the Bank/Mortgage Co/Financial Institute
• These are Defaulted, Vacant, Foreclosed & REO Properties
• Inspection Request consist of 1. Occupancy Verification 2. Interior/Exterior Inspection 3 Insurance Claims 4. Callback Notices 5. Vacant Notices 6. Foreclosed Notices just to name a few and each client have specifics request for each property

Our job is to supply reports on the condition of these properties so our clients can know how to move forward on protecting the integrity of their investments.

Depending on our reports, the clients may send a Property Preservation company out to do Rehad work. They may send out a maintenance company to weatherize, remove snow or lawn care. They also may locate a Real Estate agent to place the property back on the market. These are all phases that can be in-house with one company or out sourced to a local company.

As a growing company, we are always looking to add good, hardworking people to our team and expand our contractor network!

We are currently looking for Independent Contractors who have experience and the means to complete Snow Removal work orders for us.You will service the same properties until the end of the contract March 2021. The pay is $25 per house and the houses can be serviced up to 2 time per day minimum. Payment Disbursement ranges from 15 days after time of invoice acceptance. The work orders are specific so you must be able to follow the details properly to get paid on time.
