The Hype of Student Housing Turnovers
Defeating the Beast - there is a lot of chaos and charm that goes into each turnover. It's no easy feat, and timing is EVERYTHING! That is why we have some tricks up our sleeve to help make your entire turn process, run smoother.
The early bird gets the worm - planning is essential to the turn process and the earlier you/we begin the planning process the more organized and ready we will be, come turn time. This is why we start planning the moment we receive and bid on an RFP. We may or may not win the bid but we will definitely be ready if we do.
Assembling the Soldiers: Choosing the right team for our turn projects is crucial to the quality of work we perform, and the efficiency in which we do it. You can help with this process by being knowledgeable about your property and clear on the scope of work so that we can define roles within our teams (who does what, when, and where). Getting a clear view of your expectations helps us recruit, train, and ultimately prepare the right crew for the job.
Clean Sleep - It is essential to have Deep Clean strategies in place. That is why we teach our teams the proper way to do deep cleans, efficiently. We map out our rooms and know which room to start in, and which rooms to end in and how much time it will take to clean each room, ahead of time.
Brush & Roll - Our painters are experienced professionals who know how to make a little paint go a long way and keep rolling, saving both time and money. There is a lot of art in transforming dirty rooms into fresh new havens for the next eager learners. So we call them our artists.
Carpet Diem - Having expert carpet cleaners who roll with the punches is essential to cleaning the carpets in our student housing communities. Our cleaners have a system in place to ensure the efficient turn, of multiple rooms, in a days time.
Technology - Making use of available Technology Tools and Time Management apps will help streamline the turn process and help keep you organized, on time, and on track.
Safety First, Always! - Following Safety Protocols and Health Regulations is a must. You have to ensure the safety of yourself and your teams, at all times and make sure you are following protocols.
Breaks - Breaks are essential during the turnover process, for all those involved. Teams can get overworked, overheated, tired and exhausted quick, and when this happens, their efficiency declines, work slows and there is no time for delays during turn processes. So remember to take breaks every 30-45 minutes. Be still, and Breathe!
Post-Turnover Tango - Evaluation and Feedback can help you prepare for your next round.
Communication - The key to an almost perfect turnover is effective and constant communication between all parties involved. Instructions should always be clear and concise and if you don't know the answer to something, try to find out in a timely-manner.
