The market just handed buyers leverage they haven't had in years. Use it or don't, but don't say nobody told you.

Orlando's median price eased to $410,494, homes are sitting 64 days on average, and inventory is sitting at 4.4 months of supply, solidly buyer's market territory. 68% of local agents are already seeing more seller concessions than this time last year.

Sellers still pricing like it's 2022 are going to learn that the hard way. Buyers waiting for a "sign" are going to miss this window entirely.

I didn't build this brokerage to close deals fast. I built it to close them right.

Early on it's tempting to chase every quick commission check. Take the fast yes, push the paperwork through, move on to the next one. That's not how you build something that lasts. That's how you burn through clients and never see a referral again.

Every deal I do, I do like I'm going to run into that client at the grocery store in five years and still want them to shake my hand. Winter Park isn't one market. It's a dozen tiny ones wearing the same zip code.

Right now homes are trading from $379,000 in the Goldenrod area all the way up to $1.69 million in Rose Isle. Same city, same schools, over a million dollar swing depending on which streets you're looking at. The average home value sits at $469,253, barely up from last year, and 65% of homes sold below their original list price.

That last number is the one that matters most. It usually means the home was priced by wishful thinking instead of by the actual comps for that specific pocket of town.

Some Florida landowners are legally paying $55 to $442 a year in property tax on land worth millions.

It's not a loophole nobody's checking. It's called the Greenbelt agricultural classification, and it's one of five property tax breaks most Florida owners never use. Tampa Bay's market just handed buyers and sellers two very different stories.

Rates sit at 6.76% on a 30 year fixed and 6.09% on a 15 year, per Freddie Mac this week. Meanwhile the median sale price is up to $478,683, ten percent higher than last year.

Here's the part nobody's marketing team wants to post. Homes are sitting a median of 46 days, and 42% of active listings have already taken a price cut. Sellers are getting 96.9% of list price on average, but only when they price it right the first time.

Translation: the market rewards accurate pricing and punishes wishful thinking. If you're buying, there's room to negotiate. If you're selling, your first price is your best shot.
