Most mortgage “innovation” is really just presentation. The risk doesn’t disappear because you clicked accept. What matters is data consistency: what your lender auto-verifies from your bank/employment info, and what they still require you to restate.

“Fixed-rate” doesn’t mean fixed payment.

We see it every week: you lock the interest rate, then 6 months later the tax/insurance bill changes and escrow starts playing catch-up. Your principal and interest are still anchored, your PITI isn’t.

Escrow is built from assumptions, not your final real numbers. That’s why your payment can move after closing even when the rate stays fixed. And if you’re on an FHA loan, FHA MIP rules can add another reason your total payment may shift.
