Last month, Congress passed the 21st Century Road to Housing Act to try to help you buy a home. Building more and restricting investors may not solve big problems like rising sale prices and interest rates.

It's back-to-school season! πŸ‘©β€πŸ« If your child has turned 18 and is headed to college, trade school, or the workforce, they are in a stage where they are technically adults but are likely not ready to fully "adult" yet. They still need you; however, some laws may prevent you from fully helping them in a time of need.

One legal document you should sign with your child is a Medical Power of Attorney. A medical power of attorney addresses health care decisions.

It typically allows the named agent to:
- Receive medical information
- Speak with doctors and care teams
- Make medical decisions if the adult child cannot

This authority usually becomes relevant only when the adult child is unable to communicate or lacks capacity to make decisions and needs you to advocate on their behalf. This is not part of many parents' college preparations but may be one of the most important pieces.

It is scary to think about not having a paycheck in retirement. However, if you can save on taxes, it feels like you paid yourself. What if I told you the sweet spot to minimize taxes is to take advantage of a Roth conversion after you retire and your income reduces, but before you start taking Social Security or Required Minimum Distributions (RMDs)?

At its core, a Roth conversion involves moving pre-tax assets (such as those in a Traditional IRA or 401(k)) into a Roth IRA. You pay ordinary income tax on the converted amount now, in exchange for tax-free growth and tax-free withdrawals later.
