Interesting shift happening right now…

An entrepreneur, now 18 years sober, is building something most of us never really thought about—a social space that doesn’t revolve around alcohol.

Think about it… how many social events, networking opportunities, or even casual nights out are built around drinking?

What stood out to me is the bigger trend:

More people are choosing not to drink—not just for recovery, but for health, lifestyle, and clarity. And there hasn’t really been a space designed for them.

This concept—an alcohol-free, members-only social club—isn’t just about sobriety. It’s about community, connection, and redefining what “going out” looks like.

Feels like the early stages of a real movement, not just a niche idea.

Saunas are evolving into social destinations—and commercial real estate is evolving right alongside them.

A New York–based wellness brand is scaling rapidly with a concept that blends hot and cold pools, saunas, bodywork, and food into expansive, communal environments. This isn’t a traditional spa. It’s a health-forward third place, designed specifically for dense, urban markets.

The real estate requirements tell the story. They’re seeking 30,000–45,000 square feet, with significant infrastructure needs and a long-term growth mindset. This is experiential retail that depends on the right building, not just favorable rent.

Philadelphia and Minneapolis are already underway. Chicago, Nashville, and Los Angeles are next. Washington, DC is also on the roadmap.

That’s the real signal.

DC has already proven it can support experiential retail—fitness concepts, food halls, and lifestyle-driven spaces integrated into office and residential corridors. A concept like this may align with the city’s rhythm more naturally than people expect.

At this point, we’re averaging one new brand announcement per month — sometimes per week:
• Marriott International launches a new something-Collection-Edition-Vibe™
• Hilton unveils yet another lifestyle brand (because of course it’s lifestyle)
• IHG Hotels & Resorts introduces a soft-brand that is totally, absolutely, undeniably different this time
• Accor drops Emblems this month and suddenly we’re all heritage philosophers

Meanwhile, travelers are still trying to understand the difference between: Luxury vs Lifestyle vs Collection vs Soft Brand vs Upper-Upscale-But-Emotionally-Adjacent-to-Luxury. 😅

At this rate, by 2030:
