This service-bay floor had seen some things.

Stained concrete. Surface deterioration. Oil, chemicals, vehicle traffic and constant cleaning. Replacing the whole floor would’ve meant more cost, more downtime and more disruption for the service team.

Simon Surfaces resurfaced the existing concrete with Simon UM over a holiday weekend, so the work happened while the service department was already closed.

For a facility manager, the win is pretty simple:
• keep more service bays available
• schedule the work around operations
• avoid tearing out the whole concrete floor
• get a surface that can handle chemicals, traffic and repeated cleaning

Automotive service floors are familiar territory for us. Simon Surfaces has completed 350+ automotive sites and supports 18 of the largest service chains in the country.

Today, we remember September 11, 2001.

We honor the lives lost, the first responders and service members who answered with courage, and the families and communities forever changed by that day.

We will never forget.

The color may have matched perfectly when it was installed. What does it look like after three summers on a commercial property?

For commercial exterior surfaces, color fade can affect brand standards, property appearance, and repaint timing.

Color fade can be measured using Delta E, a common measurement that compares the original color with an aged sample to show how much the color has changed.

A lower Delta E means the aged sample stayed closer to the original color. A higher number means the change is easier to see. That gives facility teams and property owners a clearer way to compare exterior color change.

The better question is how the color performs after exposure to UV, weather, cleaning, and wear.

At Simon Surfaces, color performance is reviewed before recommending a surface solution.

For exterior surfaces, day-one color match is only the starting point.

For facility teams, some surface problems are too visible to ignore but not damaged enough to justify tearing everything out.

A curb that keeps chipping. A fuel island that looks beat up. A drive-thru island edge starting to break down. A dumpster pad that's taken one too many hits. No surprise there.

That's where the next step gets less obvious.

Patch it again and hope it holds? Replace the whole area and deal with the cost, downtime, and disruption?

A curb, fuel island, entrance walkway, and dumpster pad all take different traffic, impact, chemicals, moisture, and daily wear. The repair plan should account for that.

Sometimes repair is enough. Sometimes resurfacing makes more sense. Sometimes a tear-out really is the right call.

Don’t default to the quickest patch or the biggest project. Look at the damage, how the area is used, and what it needs to hold up against.

Got one of these sitting on your property? Don’t guess between another patch and a full tear-out.

“Can someone check the pool deck? A member says it’s too hot to walk on.”
It’s a complaint club teams know well during the summer.

Pool decks need to look good, provide traction around water, and hold up to sun, chlorine, and daily use. When the surface starts showing its age, full replacement isn’t always the first option.

If the existing surface is a good candidate, resurfacing options like Simon FX can be installed over it to create a seamless rubber surface with added cushion and slip resistance. That can also mean less demolition and less disruption.

Clubs can choose from different colors, patterns, and custom logo options, so the finished surface can fit the overall look of the property.

So before asking, “How do we replace it?” it may be worth asking:
“Can we resurface it?”

Concrete repairs at a c-store happen in the middle of everything.
Fuel pumps. Customer traffic. Deliveries. Store employees. Trash areas. Walkways. Curbs. Parking.

A recent Facilities Dive article looked at why c-store remodels are difficult when stores stay open: https://okt.to/oKcSed

The same challenge applies to exterior surface repairs.

Fuel islands, tank pads, sidewalks, curbs, dumpster pads, and other customer-facing concrete are part of how the site operates. Customers still need to get in and out. Deliveries still need access. Employees still need safe paths. Pump lanes, entrances, and parking areas may still need to stay open.

That means the repair plan has to account for more than the damaged surface. Before work starts, the plan needs to answer things like:
• Can customers still get to the store and pumps?
• Can cars still move safely through the lot?
• Can deliveries and trash pickup still happen?
• Can employees still get to the areas they need?
• Can the work be done in phases instead of closing off too much at once?
• Can the work happen during off-hours?
• Which lanes, entrances, or equipment need to stay open?
• How soon does the area need to reopen?

For facility teams, it’s not just, “Can this be repaired or restored?”
It’s, “Can the work happen without disrupting the site?”

Before work starts, Simon Surfaces looks at how the site is used, what needs to stay accessible, and how quickly the area needs to return to service.

When a concrete repair goes wrong, who gets stuck sorting it out?
Usually, the facility team.

A lot of concrete repair projects involve one company making the materials and another installing them. Simon Surfaces does both.

We manufacture our own epoxy products and employ the crews who install them, which means fewer handoffs and clearer accountability from start to finish.
We make it. We install it. We own it.

What if a curb repair could take a recurring maintenance problem off your list?

At this bank drive-thru, rusting metal bands were pulling away from deteriorating concrete, creating safety and maintenance concerns. The condition called for more than a cosmetic patch, but not a full tear-out. Restoring the existing islands offered a practical alternative to ongoing patchwork or full replacement.

Fuel islands restored faster than a gas station snack run.

Daily traffic, weather and wear are hard on fuel islands. Cracked concrete and rusted bands don’t just look bad. They turn the pump area into another maintenance problem.
