Sight unseen investing can get expensive fast. 💸

This out-of-state buyer was purchasing an investment property based on the listing photos.

What those photos didn’t show: severe hidden water damage under the kitchen sink + Stachybotrys (black mold) in the samples. 😬

Hidden moisture problems don’t advertise themselves.

The water damage was already done.

This client previously had a bathroom sink leak repaired, but moisture damage remained hidden.

Lab testing confirmed active Cladosporium growth.🦠

Fixing the source of the leak does not automatically fix the contamination. 💧

These were not “just weird stains.” ❌

This home had multiple ceiling stains caused by water intrusion from a leaky roof. 💧

Mold does not care whether the home is 30 years old or 30 days old. 🏠

This was found during a frame-up inspection before drywall installation.

Moisture + organic building materials + prolonged weather exposure, = mold growth. 🦠

“It’s probably just grime…” …until it isn’t. 🦠

After turning this shower on & *letting it run* for a few minutes, it was clear this shower door had a slow leak + prolonged moisture exposure in a humid bathroom = the perfect conditions for hidden mold growth. 💧

🔹A visual inspection raised concern.
🔹An endoscope confirmed mold growth behind the affected area.
🔹Lab testing confirmed active Aspergillus growth.

Small bathroom issues can turn into bigger hidden problems fast.
