The What, Where, When, How, and Why of House hunting.
No mater what you are lookin for when looking for a new home to buy there are some basics that you should follow.
I am sure that you would soon get tired of looking at houses that you dont actually like. A good estate agent wll spend some time with you, getting to know you and making sure that he selects the right properties to show you.
1. What. What are you really looking for? Without getting to know you and showing you some examples how can your estate agents really know what you are looking for.
2. Where. You may be new to a town and not have a proper idea of the different suburbs. Working with your estate agent will help them select suitable properties in the right suburbs.
3. When. Are you looking to buy a home now or are you looking for later? What is on the market now is not what will be on the market when you are ready to look. Don't be suprise if your estate agent will be happy to spend some time with you at his or her office but may not be happy to take you to see any properties. Their job is to sell you properties not take you around to show you houses that you cannot or wont buy!
4. How. A good estate agent will be constantly talking to you about how you are going to pay for your new home. They will be talking to you about the various finance options. A good tip is to remember that cash is King and a 20% deposit will mean that you will get a lower interest rate on your bond - as much as 2% less or a 25% cheaper bond (and final cost of your home).
5. Why. You agent needs to know why you are buying. Are you transferred, a new buyer? Are you buying to be close to schools. Whatever is important to you, letting your estate agent know will help your agent to help you. Don't hold anything back as anything that you can tell your estate agent will help him to find just the right place for you.
