It is important to note that applications to be submitted to City of Johannesburg must conclude the objection period before 13 December . This may seem a long way away, however, because of the booking requirements at the Government Gazette, applications would have to be booked before 30 October , which is just around the corner!!

JOHANNESBURG INCLUSIONARY HOUSING POLICY: The policy which requires residential developers to include a percentage of their developments as affordable housing can be advantageous to the developer in certain circumstances. Developments in high density areas can include smaller units and qualify for the additional benefits offered by the policy. We can assist in this regard.

The new Johannesburg Land Use Scheme now allows for subdivision without rezoning first. This will significantly speed up the process of subdivision!

The City of Johannesburg has approved regulations for Inclusionary Housing for all residential developments above 20 units. It requires 30% additional dwelling units for social housing. While it is acknowledged that social housing is required throughout Johannesburg the manner in which this policy is proposed, is in our view a potential threat to residential developments in general, due to a range of development dynamics both social and financial.

The new Land Use Management Scheme for Johannesburg comes into effect on 1 February. It replaces all the current Town Planning Schemes. We have already studied the new document and we are ready to use it!!
