Here's something many first-time builders only learn the hard way: the foundation isn't designed for the house, it's designed for the soil. 🏗️ Much of Gauteng sits on clay-rich soils that swell when wet and shrink when dry.

A slab that would be perfectly sound on stable ground can lift, settle and crack when the soil underneath keeps moving. That's what a soil test is for.

It tells your engineer the soil type, the depth of each layer, the bearing capacity and how reactive the material is to moisture — which then determines the foundation type, reinforcement and slab detailing. The key point: it comes before the design, not after the cracks.

Building Plans Made Simple

Ever opened your building plans and felt like you were reading another language? 📐 You are not alone.

Here are a few basics: solid lines show what is built or existing, dashed lines usually mean something hidden, above or below. Hatching patterns tell you the material — brick, concrete or steel.

Abbreviations are simpler than they look. FFL is finished floor level, NGL is natural ground level, RC is reinforced concrete and TYP means typical (repeat it everywhere it applies).

Looking for structural detail? Check the foundation and slab layouts, the section drawings and the detail sheets — not the floor plan.

And always look at the title block for the scale and latest revision date. Still unsure about a symbol or note on your plans?
