Here is the step-by-step lifecycle of a modern mining operation

Top Soil Removal: The first layer is stripped and saved for future land reclamation.

Waste Drilling & Blasting: Extensive drilling and blasting is done to expose the ore body.

Wall Control: To maintain the pit walls through the mine life, precision blasting and monitoring is done to ensure the pit walls stay stable and safe.

Hauling & Dumping: Giant trucks move millions of tons of waste rock to designated dumps.

2️⃣ Expert Advice and Quotation: The town planner will provide professional advice on your development proposal and present you with a quotation for the proposed application(s).

If any restrictive conditions exist in the property’s title deed, an additional application for their removal may be necessary.

3️⃣ Necessary Documentation: Prepare the required documentation, including a Motivating Memorandum, Locality plan, Zoning plan, Land use plan, Special Power of Attorney, Resolution, Bondholder’s consent, Application forms, and other relevant documents.

FACTORS AFFECTING RESIDENTIAL PROPERTY DEVELOPMENT PATTERNS

Did you know that there are a wide array of circumstances that can affect the development of your property, besides development policies + land use rights?

- Infrastructure - does the municipality have the capacity to support the development - water, sewer, roads, etc.
- Environmental issues - is your property in close proximity or within wetlands, watercourses, in a region with rare wildlife or birds?
- Heritage - is your current building more than 60 years old? Is your property located in an area with historical value?
- Other factors: The feasibility study. Purchasing power of the target market. Lack of ethics/proper management during the actual construction. Inflated price of land. Location is very critical to the success of a project. High cost of finance directly affects the price of the finished product.

Though not exhaustive, these issues need to be looked at in detail and keenly monitored before committing resources to and during the actual project development.

TOWNSHIP ESTABLISHMENT
Township Establishment is a complex process of converting agricultural zoned land into residential, commercial or industrial properties/erven.

A Township Establishment application is submitted to the relevant local authority. All the necessary advertisements, processes and follow up work will have to be followed as prescribed. A town planner will also help with coordination with other disciplines in this regard. The application will take approximately 12 months for approval, provided that no objections to the application are lodged.

An Excision of Holding application must be submitted in order to convert the property back to a farm portion, if the property is an agricultural holding. A township cannot be established on a holding and must first be reverted to farmland. This application approximately takes 2 months for approval.

After approval of the excision application, a land surveyor must be appointed to submit the approval to the Surveyor General to obtain a new farm description. The documents are then returned to the City Council to issue the Excision Certificate. The certificate is then submitted by a lawyer with the Title Deed to the Deed Office to be endorsed with the new farm description on it.
