WHO WE ARE

We are a young dynamic proudly South African company, with relationship development and service delivery at our core.

Local Abode work to infuse innovation and sustainability into each of our Managed Areas, to drive economic opportunities, create a symbiotic environment for all residents and uplift communities. Our passion lies in identifying and resolving urban management and public space challenges throughout the Republic of South Africa, that require private sector intervention. Together with our specialised team, we strive to achieve better tenancy and tenant retention for the property owners by safeguarding against urban degradation and optimising opportunities and activation within our Managed Areas, building and sustaining a desirable sense of place. Our approach looks at the servicing and improvement of the public and in-between spaces around properties, as part of an extension of the independent buildings, safety, cleaning and management. If tenants and customers cannot safely arrive at the property, then they won’t visit the site. Our experience as place makers, urban managers and service providers has taught us that sustainable city building is not about isolated destinations of excellence, but rather about the journey through a vibrant and secure precinct connecting an array of uses, attractions and opportunities! To conquer adversity, one needs to see beyond the limitations placed before you. The upliftment of a City requires a change in thinking, a deviation from the norm and extreme optimism. Our operational strategies are developed by assessing key issues and concerns within an area, identifying service partners (security, cleaning, landscaping, etc.) that operate effectively within those environments and developing tailor made, cost effective operational solutions to implement change and bring to life the vision and potential of the Managed Area.

To work within the public space a robust relationship with key stakeholders, businesses and the local authority or municipal government is critical. To this end our team engages and partners actively at various levels to monitor, collaborate and prioritise service delivery within our areas, to ensure that the true potential of an area is realised. As precinct managers we work to infuse innovation and sustainability into each of our Managed Areas, to drive economic opportunities, create a symbiotic environment for all residents and uplift communities.

Designing More Walkable, Connected and Inclusive Cities 🚶‍♀️🏙️

Today, Local Abode joined an engaging discussion at Oxford Parks Piazza as part of the Design Week South Africa UNBUILT programme, exploring an important question: Why Is Sandton So Hard to Walk?

Mikhaela Donaldson of Local Abode, managing agent of the Rosebank Management District (RMD) and Oxford Parks Management District (OXMD), joined industry voices from urban design, transport, development, precinct management and the City of Johannesburg to discuss the challenges and opportunities shaping our urban environments.

The conversation explored how Sandton’s historically car-centric development, large urban blocks and disconnected pedestrian routes have made walking difficult, highlighting the need for more accessible, people-centred urban spaces.

Rosebank provided a valuable comparison, with its human-scale development, active street edges and vibrant public spaces demonstrating how thoughtful planning can contribute to a more walkable precinct. However, challenges around infrastructure, public transport integration and limited public space remain important areas for continued improvement.

A key message from the discussion was that cities must work for everyone — including pedestrians, public transport users, people with disabilities, women and children. Creating safer, more connected urban environments requires integrated transport networks, accessible amenities and collaboration between the public and private sectors.

The session concluded with a walk through Oxford Parks, hosted with Intaprop, offering a practical look at pedestrian routes, active building edges and the role of public spaces in shaping the urban experience.

At Local Abode, we recognise that effective precinct management goes beyond maintaining public spaces. It is about building partnerships, addressing shared challenges and contributing to urban environments where people can move, connect and thrive.

Rosebank Stakeholder Meeting | Working Together for a Better Precinct

Today we hosted our second Rosebank Stakeholder Meeting at the Holiday Inn Rosebank, bringing together stakeholders, residents, service providers and partners who share a commitment to a safer, cleaner and better-connected Rosebank.

It was a fabulous day with a wonderful turnout and, most importantly, an opportunity for open conversation around the issues and opportunities within the Rosebank Management District.

Our keynote speaker, Mikhaela Donaldson of Local Abode, provided an update on behalf of the RMD, sharing insights into ongoing operations, projects, municipal engagements and initiatives taking place across the precinct.

Our Operations Manager, Basil Ngakane, was also on hand to engage with stakeholders and answer questions, while our service providers joined us to hear concerns directly and provide feedback on the work being undertaken throughout the district.

From security and infrastructure to public spaces, parking, maintenance and community initiatives, today’s discussions reinforced the importance of collaboration and strong communication between everyone who has a role to play in Rosebank.

Today, Local Abode’s Stephen Du Preez joined an important conversation as a keynote speaker at GIBS in Illovo on infrastructure, urban regeneration and creating thriving communities.

A key takeaway was that a precinct is more than its buildings — it’s the space between them. The streets, public spaces, lighting, safety, businesses, informal traders and communities all shape how an area functions and feels.

Johannesburg has already seen the impact of collaboration in places such as Marshalltown, Gandhi Square, Rosebank and Oxford Parks, where businesses, government, property owners and communities have worked together to create safer, cleaner and more vibrant environments.

But regeneration isn't only about building something new. It’s also about maintaining what we have, listening to local communities, supporting local economies and creating long-term change.

At Local Abode, we believe better communities are created when people, businesses and government work together towards a shared vision.

When we work together and take care of what we share, we all benefit.

Connecting Communities. Strengthening Partnerships. Improving Precincts.

Today, Local Abode, as the managing agent of the Rosebank Management District (RMD), supported a JMPD Community Outreach Programme at Rosebank Mall, bringing essential public services closer to the Rosebank community.

The activation provided residents, businesses and members of the public with convenient access to important information, assistance and municipal services in one central location.

Key stakeholders participating in the programme included JMPD, Johannesburg Roads Agency (JRA), the Department of Health and the Licensing Department, with representatives available to engage directly with the community, respond to enquiries and provide assistance.

The strong community support highlighted the value of creating accessible platforms where communities, precinct management and public-sector partners can engage directly and work together.

As the managing agent of the Rosebank Management District, Local Abode plays an important role in coordinating stakeholders, facilitating partnerships and supporting initiatives that contribute to a safer, cleaner, better-managed and more connected Rosebank.

We are proud to work alongside the Rosebank Management District, the City of Johannesburg and our broader stakeholder network to strengthen service delivery and create a precinct where businesses, residents and visitors can thrive.

Rosebank Management District, managed by Local Abode, was proud to partner with Johannesburg City Parks and Zoo (JCPZ), TotalEnergies and Hyde Hotel for a community clean-up and greening initiative in support of National Cleanup Day on 21 September 2026.

A heartfelt thank you to JCPZ for donating benches, bins and paint to help revitalise Total Park, as well as for guiding the planting. Thank you also to TotalEnergies for contributing greenery and plants to enhance the space.

Most importantly, thank you to everyone who gave their time and energy—especially our service providers and stakeholders. Together, you are helping make Rosebank cleaner, greener and more welcoming for the whole community.

At Library Gardens, restoration is taking shape.

Local Abode is proud to partner with FNB on an ongoing restoration project across the SWID precinct. Together with volunteers, we are bringing colour, care and renewed life to this important public space through painting and tree planting.

A significant investment in the future of Johannesburg’s inner city is underway 🏛️

Jozi My Jozi has officially launched a major revitalisation initiative focused on the Johannesburg High Court precinct, with more than R100 million committed towards improvements to this important historic and institutional area.

The initiative brings together government, business and other key stakeholders, with a focus on improving the precinct while ensuring that court operations can continue throughout the project.

Local Abode is proud to be involved in this important initiative, with our CEO, Stephen Du Preez, among the speakers at the launch. His involvement reflects the collaborative approach required to support meaningful and sustainable revitalisation in Johannesburg.

Placemaking turns public spaces from physical environments into people-centric locations, while activation delivers the programming, events, and daily uses that keep those spaces alive.

Together, they transform underutilized spaces into social and economic engines. The Inner City came alive this past weekend with activations along Main Street and within Hillbrow, these activities celebrated local communities and makers and enhanced the environments and communities in which they were hosted.

Local partners on the ground were essential in driving these activations and as Local Abode we welcome and encourage the activation of our precincts.

💚 In Honour of Mandela Day | Rosebank Community Greening Initiative

On Friday, 17 July, in honour of Mandela Day (18 July), the Rosebank Management District Team was proud to work alongside our community, stakeholders and Johannesburg City Parks and Zoo (JCPZ) to make a meaningful difference across Rosebank.

Together, we:
🌳 Planted indigenous trees and indigenous plants at Sturdee Park and Keyes Park
🪑 Refreshed and painted park benches
🎨 Revitalised sections of the park fencing
🥣 Supported a community soup kitchen, serving warm meals to those in need
🤝 Brought volunteers together to improve shared public spaces and strengthen community connections

A heartfelt thank you to every volunteer, resident, stakeholder and partner who gave their time and energy. Your enthusiasm and willingness to serve embodied the true spirit of Mandela Day and helped create a lasting impact in our community.

A special thank you to Johannesburg City Parks and Zoo (JCPZ) for partnering with us on this community greening initiative, and to our RMD Team, whose dedication and coordination helped make these initiatives possible.

📢 New Municipal Tariffs Effective 1 July 2026

The City of Johannesburg's Council-approved 2026/27 municipal tariffs officially come into effect today, 1 July 2026.

The approved increases are as follows:
⚡ Electricity: 8.63%
💧 Water: 12.5%
🚽 Sanitation: 11%
🗑️ Refuse: 6.2%
🏡 Property Rates: 3.6%

Residents are encouraged to familiarise themselves with these changes to better manage their municipal accounts.
