We are a young dynamic proudly South African company, with relationship development and service delivery at our core.

Local Abode work to infuse innovation and sustainability into each of our Managed Areas, to drive economic opportunities, create a symbiotic environment for all residents and uplift communities. Our passion lies in identifying and resolving urban management and public space challenges throughout the Republic of South Africa, that require private sector intervention. Together with our specialised t

eam, we strive to achieve better tenancy and tenant retention for the property owners by safeguarding against urban degradation and optimising opportunities and activation within our Managed Areas, building and sustaining a desirable sense of place. Our approach looks at the servicing and improvement of the public and in-between spaces around properties, as part of an extension of the independent buildings, safety, cleaning and management. If tenants and customers cannot safely arrive at the property, then they won’t visit the site. Our experience as place makers, urban managers and service providers has taught us that sustainable city building is not about isolated destinations of excellence, but rather about the journey through a vibrant and secure precinct connecting an array of uses, attractions and opportunities! WHAT WE DO

To conquer adversity, one needs to see beyond the limitations placed before you. The upliftment of a City requires a change in thinking, a deviation from the norm and extreme optimism. Our operational strategies are developed by assessing key issues and concerns within an area, identifying service partners (security, cleaning, landscaping, etc.) that operate effectively within those environments and developing tailor made, cost effective operational solutions to implement change and bring to life the vision and potential of the Managed Area.

To work within the public space a robust relationship with key stakeholders, businesses and the local authority or municipal government is critical. To this end our team engages and partners actively at various levels to monitor, collaborate and prioritise service delivery within our areas, to ensure that the true potential of an area is realised. Placemaking turns public spaces from physical environments into people-centric locations, while activation delivers the programming, events, and daily uses that keep those spaces alive.

Together, they transform underutilized spaces into social and economic engines. The Inner City came alive this past weekend with activations along Main Street and within Hillbrow, these activities celebrated local communities and makers and enhanced the environments and communities in which they were hosted.

Local partners on the ground were essential in driving these activations and as Local Abode we welcome and encourage the activation of our precincts.

💚 In Honour of Mandela Day | Rosebank Community Greening Initiative

On Friday, 17 July, in honour of Mandela Day (18 July), the Rosebank Management District Team was proud to work alongside our community, stakeholders and Johannesburg City Parks and Zoo (JCPZ) to make a meaningful difference across Rosebank.

Together, we:
🌳 Planted indigenous trees and indigenous plants at Sturdee Park and Keyes Park
🪑 Refreshed and painted park benches
🎨 Revitalised sections of the park fencing
🥣 Supported a community soup kitchen, serving warm meals to those in need
🤝 Brought volunteers together to improve shared public spaces and strengthen community connections

A heartfelt thank you to every volunteer, resident, stakeholder and partner who gave their time and energy. Your enthusiasm and willingness to serve embodied the true spirit of Mandela Day and helped create a lasting impact in our community.

A special thank you to Johannesburg City Parks and Zoo (JCPZ) for partnering with us on this community greening initiative, and to our RMD Team, whose dedication and coordination helped make these initiatives possible.

📢 New Municipal Tariffs Effective 1 July 2026

The City of Johannesburg's Council-approved 2026/27 municipal tariffs officially come into effect today, 1 July 2026.

The approved increases are as follows:
⚡ Electricity: 8.63%
💧 Water: 12.5%
🚽 Sanitation: 11%
🗑️ Refuse: 6.2%
🏡 Property Rates: 3.6%

Residents are encouraged to familiarise themselves with these changes to better manage their municipal accounts.
