Who is actually responsible for fire compliance — the owner, tenant, or body corporate?
This is one of the biggest grey areas in South African buildings.
The tenant assumes the landlord is responsible.
The landlord assumes the tenant must manage it.
The body corporate assumes the managing agent has it covered.
But when there is a fire inspection, insurance query, injury, evacuation failure or legal claim — assumptions do not protect anyone.
Fire compliance is not just about having extinguishers on the wall. It includes fire detection, emergency exits, evacuation plans, fire doors, hose reels, hydrants, signage, servicing records, logbooks, and proof that the system is maintained.
