3 tips for first-time homebuyers
Buying your first home can be exciting – and costly. This is why Scorpion Legal Protection’s lawyers want to share their legal advice for first-time homebuyers.

1. Check if you qualify for a housing subsidy in South Africa
This is a once-off grant from the government for lower-income South Africans earning between R3 501 - R22 000 per month to help them buy their first house. The subsidy ranges from R30 001 to R130 000, depending on your income. The amount you qualify for is determined on a sliding scale depending on your salary. Speak to your home loan consultant or estate agent for assistance with a Finance Linked Individual Subsidy Programme (FLISP) application process and qualifying criteria.

2. Get the approved house plans
It’s important to check that the approved plans actually match the property in real life, and that you get plans at all. The seller is not legally obligated to give you the building plans unless it is stated in the sale agreement. Often people decide to add structures to their homes or build on, for example a garage or outdoor entertainment area, and may not have had new plans of the house drawn up. If alterations and additions have been done without municipal (local authority) approval and the property is then sold, it can become a messy legal matter that could end up costing you a lot of money.

3. Improve your credit score as much as possible before applying for your home loan
Your credit score is basically a measure of how much risk you present to the institution lending you money, your ability to pay back a loan. It’s used to determine how much credit you can get and even what interest rate you will pay on your loan, and the banks check your credit score when you apply for a home loan. The better your credit score, the better your chances of being approved for the loan at a good interest rate. You should aim for anything above 600, which is considered a good credit score.

I have seen a lot of people, especially in the Township, planting and decorating the entire walkway (road verge) outside their property to block people from walking too close to their property or even blocking it off with concrete, blick-it-out, or even chain-it-out, that is illegal.

Did you know if you plant or decorate your "pavement"(road verge), after 24hrs, all of that is no longer your property, it belongs to the Municipality.

You cannot place traffic cones outside your home to prevent people parking there. Boom gates and guard huts for security purposes are also prohibited unless your relative municipality gives you permission to erect them.

ATTENTION!

Please always pay close attention to the colour of the flames from the stove tops. If the flame is blue, all is well, gas is mixed well and flame's temperature is around 1500-1700 degrees Celsius. If the flames, instead, are orange/red, they are selling you gas mixed with a higher dose of oxygen, resulting in a lower flame temperature around 900-1200 degree Celsius and therefore more gas consumption causing you to increase consumption costs!

From the announcement made by the President 2days back, there is also something for you as a community.

Just like it is done in Germany, once the plan is implemented, communities would be able to sell power back to Eskom.

This is the time when as a people we need to be united & speak in one word.
For a normal 65sqm house to cater for load-shedding, one has to have a Solar system of;
-6 solar panels
-3 gel batteries
-3 charger monitors
-1 swine inverter
-1 switch over
This can cost you an average of R18k. If one wants to totally move off the grid, multiply everything by 3 minimum.

Now, let's take a block of houses in a township, of 20 houses.

The cost works out to R1.080bars add R120k for labour, & it works out to R1.2 bars.
The community of this block forms a cooperative & goes to DBSA, to make a loan for R1.5bars because some houses' roofs will need to be strengthened or start from scratch.

While you waiting for approval from DBSA, formal documentation must be submitted to DoEM & Eskom.

once approved, the installation can take an ave of 2-weeks, the 3rd week you are already selling electricity back to Eskom instead of buying.
No household has to worry about repayments because the project will be paying for itself.

Let's stop being selfish & go back to the African basics of "ubuntu” and leave with a purpose without worrying about Eskom or paying for electricity. This project will also boost the property value of this block. Already with the new buyer, if your house has a solar system, it is already a buyer's magnet 🧲

Property does not always guaranteed return of Investment

Never believe the fake Prophets who will sell you the impulse of, "you will never go wrong with property" not knowing where this notion originates.

As T-pain explains, he went from $40m real-estate (property) investment to $0c.

This is the reason why one should appoint an experienced professional when it comes to property issues. Like I always say, most money is placed into property especially by Low & Medium Income people.
