Thinking about buying or developing a site on the Gold Coast? 🤔
Before you commit, it is worth understanding what the property can actually support.
Zoning, overlays, flooding, access, servicing and infrastructure requirements can all affect whether a site is suitable for your intended development.
Our latest blog breaks down some of the key planning checks to consider early, helping landowners, developers and project teams better understand the opportunities and constraints of a site.

Approval secured at Yamanto 🍃

A major residential approval has been secured for 285–313 Warwick Road, Yamanto.

The project includes 288 dwellings across a 14.77 hectare site, with Planit’s ecology team supporting the approval through detailed ecological assessment, Koala SDAP referral and rehabilitation planning.

The approval involved complex koala habitat considerations, environmental offset requirements and the rehabilitation of approximately 5.2 hectares of disturbed land within the site.

A great outcome for the client and a strong reflection of the ecology expertise within the Planit team.

New approval achieved with City of Gold Coast ✅

A boutique dental clinic is set to take shape along Ferry Road, Southport, bringing a high-end health care service into a well-established urban area.

Located within the Medium Density Residential zone, the proposal sits comfortably alongside the mix of existing uses along Ferry Road, while still responding to the surrounding residential context.

The two-storey design includes parking and services at ground level, with the dental clinic above, comprising three consulting rooms and supporting spaces. The project has been carefully planned to suit a more specialised, appointment-based model of care, helping manage demand on a constrained site.

Planit worked closely with Council, SARA (state-controlled road) and our client from the early pre-lodgement stage through to approval, managing the Material Change of Use (MCU) application throughout the process.

Harvest Estate, Byron Bay | Project Update 🏠

We’ve recently received professional photography of one of the first completed homes within Harvest Estate (Blue Water Place), Byron Bay.

It’s great to see the quality of built form emerging across the estate, reflecting a strong architectural vision and high standard of delivery.

The Gold Coast is evolving...

The new Planning Scheme + Local Growth Management Strategy are a big step toward more tailored, place-based planning across the city.

Instead of broad rules, we’re seeing a shift to planning that actually reflects how people live, move and use each neighbourhood.

📍 Key precincts in focus:
Burleigh Heads
Miami
Nobby Beach
Mermaid Beach

With the Light Rail Stage 3 corridor, this could mean:
🔸Increased height & density around stations
🔸Better walkability
🔸Stronger public spaces
🔸More coordinated growth

What stands out most is the focus on neighbourhood-level planning and aligning land use with transport and placemaking.

At Planit, this is exactly what we’re about, bringing together infrastructure, environment and community outcomes to create better places.

It’ll be exciting to see how these areas evolve as the scheme progresses.

Did you know Planit delivers traffic engineering as part of our core services?

Across our projects, we use tools like Miovision cameras to capture accurate traffic data and RapidPlan software to test layouts and staging before they’re built.

At Lot 12 Bayshore Drive in Byron Bay, we provided early input into the traffic arrangements and have been undertaking the Site Supervision role during construction of the new roundabout.

A key challenge? Council required two-way traffic to be maintained at all times, with uninterrupted access to Byron Bay Fair and surrounding businesses.

These drone shots show:
📍Stage 1 and 2 construction areas
📍Roundabout works progressing
📍Stage 4 and 5C coming together
📍The roundabout operating under live traffic control

Spotted in the Gold Coast Bulletin this week! Plans have been lodged for a new high-end destination restaurant, right in the heart of the Nobby Beach precinct.

Part of the ongoing refresh happening in Nobby's, with plenty of new projects already finished or in the pipeline and the light rail opening mid-year 🚋

Great work by on the artist impressions 👏
