Stage One Progress
Stage One is well underway, with Bedrooms 1 & 2, bathroom, laundry, ensuite and lounge areas all fully re-screwed and finished to a Level 4 standard.
During the works, we also identified significant issues with the rumpus, dining, master bedroom and garage ceilings. The existing cornice and insulation had placed considerable weight on the plasterboard, causing the ceilings to drop approximately 50–70mm in some areas.
Unfortunately, due to the extent of the sagging, there was no suitable substrate available to securely re-screw the existing plasterboard. These ceilings will therefore need to be removed and replaced to ensure a proper, level and long lasting finish.
The job has now commenced and is expected to be completed by next Friday.
We’ll be sharing photos throughout the project to show the progress and finished result.
Additional Issue Identified – Dining/Kitchen Area
During the works, we’ve also identified significant termite damage to the timber framing in the dining room, including the area beneath the kitchen benchtop and along the exterior wall leading through to the rear of the property.
Unfortunately, sections of the existing timber have been extensively eaten away and will require removal and replacement to ensure the wall structure is properly reinstated.
We will be allowing for the removal of the affected timber, installation of new structural timber, and reinstatement of the plasterboard, finished to a Level 4 standard ready for painting.
We’ll continue to document the progress and provide photos of the damage and completed repairs as the job progresses.
