The answer: it depends on the transaction.

Sometimes the landlord pays the brokerage fee. If both sides have brokers, that remuneration may be shared between the brokers.

In other situations, a tenant may have an agreement to pay their own broker directly. The amount and how it’s paid can also vary depending on the agreement.

In most cases, the broker doesn’t get paid until the deal is completed, according to the terms of the agreement.
