When it comes to what block managers need, it all comes down to three things: low risk, clear evidence and a price you can consult on.

"We don't use that part of the building."

We hear it a lot in schools, and it's understandable. Budgets are tight and attention goes where the pupils are.

But plant rooms, stores and closed-off wings still connect to the corridors and classrooms people are using every day. The fire doors in those quiet spaces are often the ones that get propped open, knocked about or missed.

Swipe through for the spaces most often forgotten, and what good looks like 👉

Here's a question worth asking before someone else does, if you had to evidence your fire doors tomorrow, could you?

Not just "they've been inspected", but what was installed, what's been checked, what's been fixed and why.

That record is your Golden Thread. BS 8214:2026 puts real weight on evidence-led decisions across a door's life, and that's what this carousel walks through.

Swipe through and see how much of it you could pull together today 👉

You've had your fire doors inspected. You've got the report. Now what?

A report tells you what's wrong. It doesn't tell you what it'll cost to put right, and a rough "plus or minus 15%" doesn't help when you're consulting leaseholders, applying for funding or setting next year's budget.

Send us your existing door report and we'll price the work door by door: what needs repairing, what needs replacing, and why.

Whether it's a block, a school or a commercial estate, you get a clear number you can plan around.

For years, BS 8214 was known as the timber fire door standard. Steel, aluminium and glazed metal doors in plant rooms, risers, car parks and reception areas often sat outside the conversation.

They were seen as tough, so they were often left alone.

The 2026 revision changes that.

For the first time, the code of practice covers fire doors of every material. If you manage a commercial building, a school, a hospital or a mixed estate, it is worth taking a fresh look at the doors you may have assumed were fine.

Some assume that fitting a fire door is no different from fitting any other door.

It isn’t. A fire door works as a coordinated system, and how it’s fitted matters, so as the Responsible Person, it’s worth knowing who is doing the work and how.

BS 8214:2026, the current Code of Practice for fire-resisting and smoke-control doors, sets out clearer roles across the supply chain, installers included. It supports your duty to manage fire risk but doesn’t replace it, and that duty stays with you whoever does the work.

Using a competent installer and keeping clear records helps show it’s been met.

Expyro Fire Safety Group is FIRAS certified for the installation of timber fire doorsets, and fits doors to the manufacturer’s evidence, with clear records of the work.

A fire door handover shouldn't be a folder of loose certificates and a handshake.

When a building changes hands, the people looking after it need to know exactly what's been fitted, what evidence backs it up, and how to keep it performing.

BS 8214:2026 makes that whole-life thinking clearer, with defined roles from specifier to installer to building owner.

Swipe through for what a good handover file includes, and the part that often gets missed.

If you're a contractor, developer or specifier with fire doors on an upcoming project, we're always happy to talk through how we'd hand it over.

Why does choosing a FIRAS-certified installer matter for your building safety?

As a duty holder or facilities manager under the Building Safety Act and BS 8214:2026, getting fire doors installed is only half the battle.

The critical half is proving the work was carried out by independently verified specialists.

Working with a FIRAS-accredited contractor protects you from personal legal liability.

Unaccredited repairs or minor hardware swaps void a door's fire rating, leaving you liable when audits fail.

FIRAS certification provides verifiable proof of competent installation, ensuring zero costly rework and a seamless Golden Thread sign-off for your insurers, fire authorities, and residents.

To guarantee this protection across London, Essex, and Hertfordshire, Expyro Fire Safety Group is officially FIRAS certified (Certificate No. TA6092) for passive fire-resisting timber doorsets.

Accredited by Warringtonfire and UKAS, this reflects the uncompromising compliance standards our team brings to every site.

Huge credit to the Expyro team whose hard work made this milestone possible.
