Since 1931 JCT has produced standard forms of construction contract, guidance notes and other standard forms of documentation for use by the construction industry. Today JCT provides a larger and more comprehensive range of contract documentation than any other contract-producing body in the UK construction industry. JCT is also the only consensual contract body in the industry: all of its contracts and revisions have to be approved by the majority of the industry, both construction and client-side, before publication and use. Its council consists of many of the industry bodies, such as the British Property Federation, Contractors Legal Group, Local Government Association, National Specialist Contractors Council, Royal Institute of British Architects, The Royal Institution of Chartered Surveyors and the Scottish Building Contract Committee.

Q – I am looking for a contract for an external decorations and repairs of windows. I was thinking Minor Works Building Contract but perhaps the Repair & Maintenance Contract is more appropriate. Any thoughts?

A – If the design is provided by or on behalf of the Employer, you may wish to consider using the Minor Works Building Contract between the Employer and the Contractor, but it envisages appointment of a professional to act as contract administrator. If the Employer is intending to act as Contract Administrator, that is something that needs to be agreed in advance with the Contractor. The Repair and Maintenance Contract (Commercial) (RM) is intended for use on individual, substantially defined, programmes of repair and/or maintenance work on specified buildings or sites. The primary users of RM are envisaged as being local authorities and other employers who regularly place small and medium-size contracts for jobbing work and are sufficiently experienced both in placing contracts and in dealing with Contractors’ accounts that there is no requirement for administration of the Contract by an independent contract administrator.

A report, sponsored by JCT, and published by the Construction Leadership Council (CLC) as part of their Mental Health Project, has highlighted the mental health challenges facing young workers in the industry and makes several key recommendations to provide solutions and improvements.

JCT’s sponsorship of the research is part of its commitment to supporting the CLC’s initiative on mental health in construction.

JCT chair, Karen Kirkham, said:
“JCT is delighted and proud to support this research which is an important step towards understanding, and therefore being able to address, the very real mental health issues in our industry today, particularly for young workers.”

Dr Carla Toro, University of Warwick, said:
“It was an honour to work with JCT and Mates in Mind in this important research capturing the voice of new entrants to the construction industry.
“The findings offer significant guidance to supplement ongoing efforts to support young workers and recruit and retain the next generation of workers to the industry. These findings informed ongoing work to develop a Hierarchy of Controls and Joint Code of Practice for the industry, due for launch summer 2026.”

Why Pre-Construction Services Agreements are Becoming a Strategic Tool in Delivery - Blog Editor: James Rivers, Operations Health and Safety Director, Churngold Construction

Pre-Construction Services Agreements (PCSAs) are no longer a niche procurement route reserved for complex projects; they are increasingly becoming a strategic tool for managing risk, cost and programme certainty in today’s construction environment. As development sites become more constrained, regulated and technically demanding, early contractor involvement is often the difference between a buildable scheme and one that struggles to progress.

At its simplest, a PCSA is a formal agreement that appoints a contractor to provide defined pre-construction services ahead of a main works contract. These services typically include buildability advice, cost planning, programme development, logistics strategy, risk identification and technical input into design development.

The key benefit is timing: the contractor’s practical expertise is introduced while design decisions are still fluid, rather than after constraints have been locked in.
