Since 1931 JCT has produced standard forms of construction contract, guidance notes and other standard forms of documentation for use by the construction industry. Today JCT provides a larger and more comprehensive range of contract documentation than any other contract-producing body in the UK construction industry. JCT is also the only consensual contract body in the industry: all of its contrac

ts and revisions have to be approved by the majority of the industry, both construction and client-side, before publication and use. Its council consists of many of the industry bodies, such as the British Property Federation, Contractors Legal Group, Local Government Association, National Specialist Contractors Council, Royal Institute of British Architects, The Royal Institution of Chartered Surveyors and the Scottish Building Contract Committee.

The 2026 version of JCT Contracts Discovery has been substantially revised from the 2018 version, updated to refer to the JCT 2024 Edition of Contracts, and includes new content and chapters.

JCT Contracts Discovery provides:
• guidance on how to set up a contract using a JCT contract form
• an understanding of the arrangement of JCT contract forms, including layout, style and the language used
• an understanding of the primary obligations of the employer and the contractor
• a review of the roles played by contract administrators, quantity surveyors and others
• a review of how JCT contracts deal with key aspects of the contracting process, including control of the works (quality, time), payment, variations, insurances and security documentation, third party rights and collateral warranties, termination and dispute resolution.

Q – I am looking for a contract for an external decorations and repairs of windows. I was thinking Minor Works Building Contract but perhaps the Repair & Maintenance Contract is more appropriate. Any thoughts?

A – If the design is provided by or on behalf of the Employer, you may wish to consider using the Minor Works Building Contract between the Employer and the Contractor, but it envisages appointment of a professional to act as contract administrator. If the Employer is intending to act as Contract Administrator, that is something that needs to be agreed in advance with the Contractor.
