A MAJOR PLANNING UPDATE: The window of opportunity is OPEN 🚨
With this new update our very own Jon McDermott gives his expert verdict on the new planning policy framework:
The new National Planning Policy Framework (NPPF) is live, introducing National Decision-Making Policies (NDMPs).
At the same time, the latest Housing Delivery Test (HDT) results have landed: 115 local planning authorities are now in presumption in favour of sustainable development.
What this means for developers, landowners, and investors:
⚫ The Tilted Balance is Active: In 115 council areas, planning permission should now be granted unless adverse impacts significantly and demonstrably outweigh the benefits.
⚫ Standardised NDMPs: National Decision-Making Policies streamline assessments across the board, reducing local friction and outdated policy resistance.
⚫ Unlocking Marginal & Non-Allocated Sites: Edge-of-settlement land and previously stalled schemes now hold a much stronger policy position.If you have land with development potential or a delayed scheme, now is the time to use the planning system to its fullest.
