Based on Hodema’s 2026 Food & Beverage Market Insight in Beirut, Downtown, including Saifi Village, Beirut Souks, Park Avenue, and Zaitunay Bay, continues to grow as one of the city’s leading F&B destinations.
Despite facing significant challenges over the past 15 years, Downtown has continued to evolve, with the zone now counting 151 outlets, a 27% increase since 2024. Park Avenue has also emerged as a successful F&B destination, recording the highest average check in Beirut at above $70.
While Downtown remains below its 2019 record level, the zone continues to show potential for further growth.

Najib Mousallem, alongside Makram Rabbath and Fadi El Hout, brought to life “Mashwa Beirut”, a Lebanese counter sandwich concept built around the authentic flavors of Lebanese cuisine.
Mashwa Beirut offers a modern take on Lebanese sandwiches, with in-house baked tannour bread and a wide selection of signature cuts including lsenet, sanesil, bayd ghanam and birds.
Launched in Beirut in December 2025, Mashwa Beirut is already looking ahead, with plans to open a new location soon.
