Behind the design • Demolition incoming…

JMA’s next project is coming up, with Jon taking us for a quick look through the existing home before works get underway.

The proposal will transform the home into a three-storey residence, retaining the existing lower level and building up from there to make the most of its elevated position overlooking the Mount Maunganui Golf Course.

Meet the JMA team • Antonia

Growing up in Romania, Antonia’s love for architecture began building with her father, who often built without plans. It sparked her appreciation for the importance of planning and detail.

Today, she brings that same eye for detail and passion for design to the Jon McAlpine team, helping bring bespoke homes to life across New Zealand.

Recently completed • Barrowclough Road

A compact 60m² coastal bach designed for easy, low-maintenance holiday living. With a simple pavilion layout, warm plywood interiors and a generous covered outdoor room, the design comfortably accommodates up to eight while staying true to the classic New Zealand bach. This home won the ADNZ regional award for home under 150sqm.

Recently Completed • P**i Road Residence, Whangamatā

A refined coastal home designed for long-term comfort, low-maintenance living and connection to the ocean. Elevated living spaces capture expansive surf views, while warm timber detailing and durable coastal materials create a home that balances performance with architectural simplicity.

Marine Parade renovation • Under construction

Working with the existing home, we’ve pushed the front of the house out to maximise the available front setback.

The result? More space, stronger connection to the coast, and uninterrupted views towards Mount Maunganui.

A renovation that’s all about making the most of what’s already here — while completely changing how the home lives.

P**i Road Residence • Whangamatā

A coastal home shaped by memory, place and a considered response to its surroundings.

Transforming a long-held family bach into a permanent home, the design balances the informality of its history with a refined contemporary approach.

Interconnected volumes, carefully positioned openings and a restrained material palette create a home that embraces natural light, ventilation and seamless indoor-outdoor living.

Coastal Site · Renovation

A complete reconfiguration - Ground floor to upper floor.

This beachfront renovation was designed around one idea: let the outside in. Multiple outdoor spaces adapt to weather and sun path — critical living by the coast — while brick veneer and aluminium weatherboard bring a low-maintenance, modern aesthetic built to age well.

Behind the design • We were back on site with Jon, taking a look through this soon to be completed costal home in Mount Maunganui.

Designed to capture the all day sun, the home opens onto a generous wraparound deck, making the most of its position and ocean views. A lock and leave, low maintenance home, it combines European brick with vertical aluminium cladding and subtle cedar accents that really make the exterior pop.

We’re super excited to see this one finished soon.

New project • We’re looking forward to seeing this Te Puna home get underway.

The design is predominantly expressed through board-formed in-situ concrete, complemented by Sugi weatherboards and Corten steel. A garden roof is also integrated into the design, adding another layer of texture while strengthening the connection between the home and its surrounding landscape.

We can’t wait to see this one take shape.
