Hotel Operator Search for a New Destination Hotel in Central Malmö 🏨 A unique opportunity to create a new destination hotel where industrial heritage meets contemporary hospitality. Annordia Hospitality Consulting is seeking a hotel operator on behalf of Varvsstaden AB, part of the Peab Group, for a new hotel in Malmö’s historic Kockums shipyard district.

The hotel is planned within the former Machine and Assembly Workshop. Generous roof lights and exposed steel structures could become defining features of the hotel’s identity.

🌟 Stort tack till Fastighetsvärlden för en inspirerande dag på Hotell & Fastigheter 2026 på Stockholm View!

Vi på Annordia Hospitality Consulting är stolta över att ha varit huvudpartner till det välbesökta seminariet. Ett stort tack även till moderator Jan Wifstrand, alla medverkande och deltagare för givande diskussioner och värdefulla möten!

Dagen inleddes av Visita - Svensk besöksnärings ordförande Fredrik Reinfeldt som lyfte besöksnäringens positiva utveckling och potentialen i coolcation. Stefan Tjäder från Arkitekterna Krook & Tjäder AB belyste möjligheten att omvandla vakanta kontorslokaler till moderna hotellmiljöer.

Hans Åke Petersson, vd och partner på Annordia Hospitality Consulting, deltog i en paneldiskussion om nya affärsmöjligheter. Han betonade att Stockholm behöver fler hotellrum, eftersom tillskottet av nya rum inte håller jämna steg med efterfrågan.

Representanter från bland andra Afa Fastigheter, CapMan Real Estate, Jernhusen AB och ICEHOTEL bidrog med intressanta perspektiv på Sveriges attraktionskraft som destination, hotellinvesteringar och möjligheter till ökad lönsamhet och starkare gästupplevelser.

Vasamuseet, Skansen och Fotografiska Stockholm belyste besöksmålens roll i att locka besökare och skapa upplevelser.

Det var extra roligt att träffa så många av våra uppdragsgivare och samarbetspartner under det efterföljande minglet. Vi ser fram emot fortsatta samtal om nya möjligheter i hotellbranschen!

HOTEL MARKET UPDATE OCT/26
📊 Stronger demand and higher ADR drove a 10.3 percent increase in RevPAR in Sweden in August 2026 compared with the same month last year. The number of rooms sold increased by 4.0 percent nationwide, while ADR rose by 5.9 percent.

🔑 Gothenburg and Stockholm both recorded demand growth of 5.8 percent. However, stronger ADR growth in Gothenburg pushed RevPAR up by 17.7 percent, compared with 7.7 percent in Stockholm.

Growth was widespread: 13 of Sweden’s 25 largest hotel municipalities recorded double-digit RevPAR increases, while only three saw declines.

📈 The Swedish krona weakened significantly against the euro and the US dollar. CPIF inflation rose to 1.5 percent in September, mainly due to higher energy prices. Meanwhile, household and business confidence improved.

Across the Nordics, Norway and Finland recorded slightly higher demand and occupancy rates in August 2026 compared with the same month last year, while Denmark saw slight declines.

Annordia Hospitality Consulting advised AMF Fastigheter on the letting of a new destination hotel in Marievik, Stockholm, to Strawberry. 📍

The hotel will comprise approximately 11,500 sqm and feature 191 guest rooms, restaurants and bars, including a rooftop restaurant, as well as meeting and event spaces. A rooftop spa with an outdoor pool and terraces is also planned.

The hotel forms part of Marievik’s transformation into a vibrant neighbourhood where homes, workplaces, culture and recreation come together. Designed by acclaimed architect Manuelle Gautrand at Manuelle Gautrand Architecture, the hotel will become a new Stockholm landmark.

The opening is planned for summer 2029.

Liljeholmsbadet will extend the hotel’s resort experience and is scheduled to open in summer 2028.

Annordia advised Talentus Invest AB on the sale of Talentus Hotel AB, which owns the hotel property Båsenberga 2:19 in the municipality of Vingåker. The property houses Båsenberga Hotell och Konferens & Konferens and comprises 3,850 sqm.

The buyer is VSF Utveckling AB, owned by Jenny Danielsson and Magnus Danielsson. In 2022, they acquired Båsenberga Hotell AB, the company operating the hotel.

Båsenberga Hotell & Konferens has 60 rooms, a restaurant and 13 conference rooms. The hotel enjoys a scenic location by Lake Kolsnaren, next to the popular Vingåker Golf course. It is affiliated with Svenska Möten and Countryside Hotels Sweden.

HOTEL MARKET UPDATE SEP/26
RevPAR increased by 14.8 percent in Stockholm and 9.4 percent in Gothenburg in June 2026 compared with the same month in 2025. 📊

Stockholm saw the number of rooms sold increase by 7.7 percent in July 2026 compared with the same month in 2025. This increased the occupancy rate from 76.6 to 81.6 percent and ADR by 7.8 percent, from 1,417 to 1,528 kronor. 🔑 As a result, RevPAR increased by 14.8 percent. Gothenburg saw similar growth, resulting in a 9.4 percent increase in RevPAR.

📈 There was a significant increase in demand in some of the most populated municipalities in Norrland, such as Luleå (+23.1 percent), Umeå (+18.6 percent), and Sundsvall (+10.1 percent).

RevPAR increased by 19.3 percent in Stockholm in June 2026 compared with the same month in 2025, mainly driven by increased ADR. 📊

Hotel key indicators in Sweden showed positive development in June 2026 compared with the same month in 2025. The number of rooms sold increased by 4.2 percent, while the occupancy rate rose from 62.8 percent to 64.9 percent. Combined with a 6.6-percent increase in ADR, this resulted in RevPAR increasing by 10.3 percent from 817 to 901 kronor.

HOTELLMARKNADENS KONJUNKTURBAROMETER AUGUSTI 2026
Strong growth in hotel key indicators and positive demand outlook for the next 6 months. 📈

Hotel key indicators continued to improve in the second quarter of 2026 compared with the same quarter in 2025. The number of rooms sold increased by 2.6 percent, while ADR rose by 3.1 percent, from 1,288 kronor to 1,328 kronor. The occupancy rate increased from 58.9 to 60.0 percent, resulting in a 5.1-percent increase in RevPAR, from 758 kronor to 797 kronor. 🇸🇪

The demand outlook for the next 6 months remains positive among both hotel companies and the broader service sector, although the seasonally adjusted and smoothed net balances declined slightly in the second quarter of 2026 compared with the first quarter. 📊
