In today’s Chicagoland market, everything can feel expensive, leading many buyers to sit on the sidelines waiting for interest rates or prices to drop. But let’s look at the actual data:

We are currently operating at roughly 40% of the inventory levels we had in 2019. A 60% reduction in inventory over the last 7 years. While we are technically in a seller’s market due to low supply, sales have slowed, creating unique opportunities and price adjustments as interest rates remain elevated.

If you wait for rates to drop significantly, a flood of sidelined buyers will enter the market, triggering intense competition and driving prices up even higher due to supply constraints. Buying in Q3/Q4 means facing far less competition giving buyers with low down payments or FHA financing a clearer path to victory without competing against endless cash offers.

Remember: You marry the price, but you can always divorce the rate through future refinancing.
