Honest answer — most people come to us with a number that was either given to them by someone who built five years ago or arrived at by feel. Neither is a reliable starting point in today’s market.

Here’s what we actually look at:
The land. Location, lot size, and what the site requires before a single wall goes up all affect cost significantly and most clients don’t account for them upfront.

The finish level. A $1.5M budget means something very different depending on whether you’re talking standard builder grade or the level of material and craftsmanship Ivy builds to.

We’ll tell you honestly which one your number supports.

The scope versus the vision. Sometimes the gap between what someone wants and what they’ve budgeted is small and closeable. Sometimes it’s significant. We’d rather have that conversation in month one than month eight.

The one thing we always say: a budget conversation early is never a bad one. It’s the clients who avoid it who end up making the compromises they didn’t plan for.
