🏡 BEFORE YOU CHOOSE THE LOWEST CONSTRUCTION ESTIMATE, LOOK AT WHAT'S INCLUDED!
One of the biggest mistakes homeowners can make when planning a new home or remodeling project is comparing contractor estimates based only on the final dollar amount.
I've seen situations where one estimate appears considerably lower than another, but once you examine the details, the contractors aren't pricing the same work.
Before selecting a contractor, here are four things every homeowner should review.
1️⃣ Understand the Scope of Work
Does the estimate clearly explain what's being built, repaired, or installed? Are materials, labor, and major construction activities identified?
A detailed scope helps eliminate misunderstandings before construction begins.
2️⃣ Pay Attention to Allowances
Cabinets, flooring, countertops, plumbing fixtures, and appliances may be included as allowances rather than fixed selections.
If your actual selections exceed those allowances, your final construction cost can increase.
3️⃣ Look for Exclusions
What's NOT included can be just as important as what's included.
Site preparation, permit fees, utility connections, demolition, or unforeseen repairs may not be covered by every estimate.
Ask questions before assuming something is included.
4️⃣ Understand Payments and Changes
Review the payment schedule and how changes to the original scope will be handled.
A clearly documented change-order process helps everyone understand what is changing, how much it costs, and how it affects the schedule.
At Alpha Omega Builders, we believe homeowners should understand what they're paying for before construction begins.
A good estimate isn't simply about offering the lowest number. It's about providing a clear understanding of the work, the materials, and the expectations.
Remember: The best construction decision is an informed decision.
💬 Homeowners: When comparing construction estimates, what matters most to you—price, quality, or knowing exactly what's included?
