Same starting price. Two sellers. About $8,000 apart at closing. The difference was how fast the contract came.

📊 I pulled every resale home that listed in Casa Grande, Maricopa, Arizona City, Eloy, Coolidge and Florence between March 1 and July 31 this year. That is 1,941 homes. Only about 3 in 10 had an accepted contract within 60 days. The rest sat, took price cuts, relisted, or came off the market.

The biggest thing separating those two groups was not the kitchen or the zip code. It was where the first price landed against the recent sales around it. Homes that started at or just under their comparable sales went under contract within 60 days 41% of the time. Homes that started 20% or more above them got there 20% of the time, and a third of the ones listed in the spring expired or were cancelled without selling.

💰 Here is the part most sellers do not expect. Starting high does not buy you room to negotiate. Among homes that started at the same price compared to their comps, the ones that went under contract in the first 60 days netted 96.5% of their original list price after seller concessions. The ones that sat netted 94.0%. On a $320,000 list price, that is about $8,000 less for waiting longer.

🔑 A pool helped. So did a home that could honestly be described as updated. Leased solar, short sales, and listings that led with concessions in the description all moved slower. None of it moved the needle like the first number on the sign.

👉 Thinking about selling in the next year? Send me your address. I will pull the sales that actually match your home, same pool situation, similar size and age, close by, and show you where a first price lands in this market. Free, no obligation.

🚧 Why is McCartney Road torn up right now?

Because Casa Grande isn't repaving it. The city is rebuilding it as a four lane road, and the stretch you're crawling through is only the first piece of a plan that runs all the way to Interstate 10.

Here's what's under contract. The council approved a $12 million contract to widen McCartney Road from Pinal Avenue to just east of Trekell Road. The old asphalt comes out. What goes back in is four lanes with median islands, new curb and gutter, street lighting, sidewalks, new pavement markings and new signage. Construction started March 16 of this year.

Then the map keeps going. 📍 The next planned segments run from Trekell Road east to Creek Ridge Avenue, and after that, out to I-10.

Most people sitting in those cones already paid for it. Casa Grande voters approved general obligation bonds for streets and transit back in 2022, and this August the City Council voted unanimously to sell $35 million of them, with McCartney Road named as where that money goes.

So the useful question isn't when the barrels leave. It's what the barrels are building toward. 🛣️ A four lane arterial from Pinal Avenue out to the freeway changes how this whole side of town connects, and that matters a lot longer than the detour does.

Reading city road plans is a real part of the job for a Realtor in Casa Grande. Pinal County and the city both publish their intentions years ahead of the concrete, and most of us drive right past them without ever looking them up.

Which stretch of your Casa Grande commute has gotten worse this year? 💬 Drop the road in the comments and I'll tell you what the city has on the books for it.

🏡 Does a $12,000 seller concession on a $400,000 house in Casa Grande buy your rate down? Mostly, no. Most of it pays your closing costs first, and that's usually the right call.

Here's what it looks like on an FHA loan with 3.5% down. Closing costs, prepaid insurance and the escrow setup run about $9,000 on a purchase that size, based on a real Casa Grande FHA lender worksheet from August. That leaves roughly $3,000 of the $12,000 for the rate. One discount point costs 1% of the loan, $3,860 here, so $3,000 buys about three quarters of a point. With the 30-year at 7.03%, the Freddie Mac national average this week, that trims the payment about $49 a month.

📊 Now take the same $12,000 off the price instead, with no concession. The payment drops about $77 a month. But you're paying your own closing costs now, so you bring about $22,400 to closing instead of about $14,000. That's roughly $8,400 more cash to save $28 a month.

That's why concessions show up on most deals here. I pulled 31 closed sales in Casa Grande between $325,000 and $460,000 from March through early September. 26 of them had a seller concession. The median was $10,250, most landed between 2.5% and 3% of the price, and only 3 went past 3%.

🔑 So the real question isn't rate or price. It's how much is left after your closing costs are paid. On that leftover money, points win. $3,000 toward the rate lowers the payment about $49 a month. The same $3,000 off the price lowers it about $19.

FHA lets a seller contribute up to 6% of the price, $24,000 on this house. At that level about $15,000 is left after closing costs, enough for close to four points and about $246 off the monthly payment. Sellers here haven't gone that high often, but the room is there, and it's the only place a buydown gets big.

What a point actually buys changes by lender and by day, so have a licensed lender quote it both ways before you write the offer. Finding the sellers in Pinal County who've sat long enough to go past 3% is my job as a Realtor in Casa Grande.

💬 Comment RATE and I'll run this on your price range. No pitch, no signup.

💧 Does Casa Grande have enough water to keep building?

As of this year, yes, and there is a state designation on file that says so. Central Pinal County now has a 100 year assured water supply approved for the first time in more than twenty years.

Here's what that actually means. 💡

Arizona is one of the only states in the country that makes a water provider prove a hundred year supply before new lots can be sold. Inside the Pinal Active Management Area that proof had been out of reach. In 2019 the Arizona Department of Water Resources modeled the groundwater here and projected a shortfall of more than 8 million acre feet over the next hundred years. After that, ADWR stopped approving new assured water supply applications that leaned on groundwater inside that model area.

📅 In March of this year, Arizona Water Company received an Alternative Designation of Assured Water Supply from ADWR covering its Pinal County service area. One hundred years of proven supply, enough to serve more than 80,000 new homes, and the first designation of its kind in the Pinal AMA in over two decades.

Why it got approved is the part worth understanding. The alternative pathway does not hand anyone more groundwater. It approves a provider that can show a diversified water portfolio and a plan to move off groundwater over time, using supplies like surface water and treated effluent. Arizona Water Company is only the second utility in the state to clear that bar. The first was EPCOR in the Phoenix area last year.

📊 So here's the status today. The water behind those 80,000 homes is accounted for, and it's a fixed number, not an open tap. It belongs to one provider's service area. If your address sits on a different provider or a private well, this designation isn't yours, and your answer is a different one.

On the outlook, two of the officials behind it went on record. Casa Grande Mayor Lisa Fitzgibbons has said the designation could help communities here attract new employers and keep housing more affordable. Pinal County Supervisor Stephen Miller called it the certainty communities needed to move forward.

📍 The question worth asking isn't whether Arizona has water. It's who proved the water under your specific address, and for how long. That answer changes inside of two miles in this county, and it decides which dirt turns into houses.

💬 Comment your subdivision or your cross streets below and I'll tell you which water provider serves it.

Most of you have driven past the westernmost battle of the Civil War a hundred times and never knew it.

Picacho Peak. That jagged rock off I-10 between here and Tucson, the one everybody uses as a landmark and almost nobody stops at.

In the spring of 1862, Confederate troops held Tucson. A Union column out of California, 2,350 men under Colonel James Carleton, was pushing east across the desert to take Arizona back. Riding well ahead of that column was a cavalry patrol of twenty-three men under a lieutenant named James Barrett.

On April 15th, Barrett's patrol ran into thirteen Confederate Rangers posted in the pass at the base of the peak. Thirteen against twenty-three, in open desert, with a mountain standing over the whole thing.

The fight lasted more than an hour. When it ended there were eleven casualties, six Union and five Confederate. Lieutenant Barrett was one of them.

The Rangers pulled back toward Tucson, which on paper made it a Confederate victory. What those thirteen men actually accomplished was time. They slowed down a column of twenty-three hundred.

Thirty-six men, all in. That makes it one of the smallest engagements of the entire Civil War, and the farthest west anyone ever fought one.

Here's the part I keep coming back to. That peak has not moved. Same rock, same pass, same view out your passenger window on the drive to Tucson. There is a piece of national history sitting at the base of it and most people who live twenty minutes up the road have never walked it.

That's this part of Pinal County in one story. It looks like empty desert right up until you find out what happened on it.

Have you hiked it? Tell me in the comments if you made it to the top.
