For the first time in eight months, pending home sales turned slightly negative on a yearly basis—higher borrowing costs have started to cool buyer momentum. We saw contract signings soften, homes taking an average of 60 days to sell, and mortgage rates rising from about 6% in late Q1 to the high-6% range more recently.

On the plus side, buyers are gaining a bit more leverage: the median list price dipped to $424,500, around 20% of listings saw price cuts, and active inventory is up about 4%. However, even with more homes on the market, national inventory remains roughly 11% below pre-pandemic norms, highlighting an ongoing shortage beneath the surface.
