New Construction: What Smart Buyers Should Know🏡💯
1. Model homes are marketing tools — they often showcase upgrades and design features that aren’t standard.
2. You are not required to use the builder’s preferred lender. Shop around and compare rates, fees, and APR. Incentives can look appealing, but always evaluate the full picture.
3. The on-site agent represents the builder—not you. Their role is to protect the builder’s interests.
4. Ask questions—lots of them. Clarity upfront prevents issues later.
5. No home is perfect—even new construction. Keep a running list and follow up to ensure all punch list and warranty items are completed.
6. Inspections are essential. Consider inspections at key stages (pre-drywall, final, etc.), not just at the end.
7. Everything is negotiable. Price, upgrades, closing costs—don’t assume anything is off the table.
8. Bringing your own REALTOR doesn’t cost you more. Builder commissions are already built into the price. Without representation, the builder simply keeps more.
9. Not all builders are equal. Quality, craftsmanship, and processes vary significantly. Do your research.
10. Timelines are fluid. Delays happen—be prepared for your closing date to shift.
11. If you don’t ask, you don’t get. Advocate for what you want.
12. Get everything in writing. Verbal agreements don’t hold weight—documentation matters.
13. Community amenities may take time. Pools, clubhouses, and other features are often completed after homes are sold.
14. Not all upgrades add value. Be strategic with where you invest.
