“Real estate always goes up.” “It's passive income.” “It's how the wealthy got rich.” According to historian Joseph Moore, PhD, none of that holds up.

Real estate has five or six jobs baked into it: the realtor who finds the deal, the lender, the handyman, the landlord. Historian Joseph Moore, PhD, says most people who lose money in real estate never realize this.

Moore explains that to actually profit from owning real estate, you have to take over at least one or two of those jobs yourself, whether that's finding deals, managing tenants, doing the repairs, or becoming the lender. Skip that step, and you're just paying someone else to do it for you.
