Picture the first morning here. Coffee on the deck, and instead of a neighbor's fence 6 feet away, it's open common space. That's the whole feel of this place, the kind of "farm quiet" you may not have expected to find here, 15 minutes from everything Downingtown has going on.

And the house backs to that open common area, so nothing is stacked on top of you. 2 decks look out over it. Williamsburg sits about two miles north of Downingtown Borough. What's cool is that it backs right onto the Struble Trail and you can actually access it via the neighborhood.

Ryan Homes built this neighborhood between 1995 and 2001, and it's still got real community bones, a pool, a clubhouse, ball fields, kids everywhere in the summer. Downingtown Area schools, East Ward Elementary serves it.

And right now, this is one of the hottest pockets around. 7 homes sold here in the last year, and 5 of the 7 went over asking. 926 Covington sold for $770,000, two days on the market, ten percent over. 886 S York sold for $750,000, six days on the market, twelve percent over. 900 Covington went for $761,000 in three days.

Two took longer, 813 Tremont sold in forty seven days, 109 Nicolson in seventy six, both a little under asking. But when a Williamsburg home is "priced right," it does not last the week.

There's one on the market right now, 106 Bassatt, listed at $1,079,000. It's been sitting 94 days, longer than any of the seven that already sold this year.

Closing day gets all the attention. Everything after it is the part nobody plans for.

Somebody has to actually get your stuff from the old place to the new one. Somebody has to make sure the place is actually insured the day you own it, not the day you get around to calling somebody. And if something goes wrong down the line, a pipe bursts, water ends up somewhere it shouldn't, somebody has to be the one who shows up.

That's what the vendor list covers, the stuff that starts the second the deal closes.

Kardon Park almost became 300 houses, and it came a lot closer than anybody around here probably realizes or remembers!

It's 48 acres, and back in 2007 Downingtown Borough struck a deal to hand 28 of those acres to a developer called Progressive Housing Ventures, who wanted to put up 300 housing units and retail, and the borough was promised over $100,000 a year in tax revenue plus some new walking trails to sweeten it.

That deal sat stalled for nine years before anybody could actually close it.

It finally landed in front of the Pennsylvania Supreme Court, and in June 2017 all seven justices ruled against the borough, unanimously, in an opinion written by Justice Debra Todd. Once land gets dedicated as a public park, the court said, a town can't just sell it off because a better offer shows up, no matter how good the numbers look on paper.

Kardon connects straight into the Struble Trail from Pennsylvania Ave, so if you've ever ridden or run that stretch, you could have been standing on the 28 acres that almost got sold out from under this town.

What would Downingtown look like right now if that deal had gone through?

If you are relocating here from outside the area, these are the ones that catch people.

1. The district runs 16 schools and it is the largest in Chester County. 10 elementary, then a building just for 6th grade at the Marsh Creek Sixth Grade Center, then 2 middle schools, then 3 high schools. If you are coming from a district that runs K through 5 and then straight into middle school, that is an extra move you were not planning for. Downingtown West sits in the borough and the STEM Academy is right next to it on Route 322. Downingtown East is up in Uwchlan Township. Which of the first 2 your kid attends depends on where you land, and the STEM Academy is different because admission is required to attend it. East is the Cougars, West is the Whippets, they split in 2003, and people here still talk about them like 2 separate towns.

2. Downingtown has a train station and 2 different railroads stop there. SEPTA's Paoli Thorndale line makes up to 42 stops a day, and Amtrak Keystone Service makes up to 22, running to Philadelphia and continuing to New York, though Amtrak requires a separate ticket. The station is also moving. A new one is going in less than half a mile east at Route 322 and Brandywine Avenue, and construction on the station and the new bridge over 322 is expected to start in mid 2027. The current station is not ADA accessible. The new one will be.

3. There are 2 different Route 30s and people use both names like they are the same road. Business 30 is the Lincoln Highway, the old alignment that runs right through town and becomes Lancaster Avenue in the borough. The other is the Coatesville Downingtown Bypass, the freeway that opened in 1963 and runs north of town. When somebody tells you a place is right off 30, ask which one, because the answer changes your commute by a lot.

4. Find out whether the property is on city water and sewer or on a well and septic before you get attached to it. Both are common around here. City water and sewer means a monthly bill you are paying for the rest of the time you own the place. A well and septic means no monthly bill at all, but you are the one maintaining both of them, and that is a very different way to budget for a house.

5. Marsh Creek Lake is man made and it is newer than a lot of the houses around it. A dam was built across Marsh Creek and it flooded a valley, which meant relocating residents including the farming village of Milford Mills to higher ground. The gates closed on November 16, 1973, and the lake took 218 days to reach full pool on June 21, 1974. It covers 535 acres inside a 1,705 acre state park across Upper Uwchlan and Wallace Townships, and it holds 4.4 billion gallons with a maximum depth of 80 feet at the dam. It was built for 3 reasons at once. Drinking water, flood control, and somewhere for people around here to go.

None of this is on a listing so you should know about it before.

The Struble Trail exists because somebody had a better idea during a construction project.

A sewer line was going to run from Marsh Creek down to the Downingtown treatment plant, following an old rail bed. While it was being designed, Bob Struble and a few others suggested putting a hiking and biking trail on top of it so the public would get something out of the work.

He was elected county commissioner in 1976, and the trail was dedicated in 1979 and named for him.

The rail bed goes back a lot further than that. An act of legislature in 1854 authorized a 28 mile line between New Holland and Downingtown. The stretch that became this trail sat out of service from 1966 to 1973 before it turned into what it is now.

What it connects is the part people underuse. It ties into Kardon Park through the Lion's Trail, hits the Uwchlan Trail around the 1.75 mile mark, and links to Dowlin Forge and Shamona Creek Parks along with the Uwchlan Woods and Williamsburg developments. The county says people use it to commute between home and work, not just to run.

A mile of it is ADA accessible, from the Dorlan Mill Road trailhead south to Dowlin Forge. There is a delayed harvest trout stretch that gets stocked every year, artificial lure only, PA license required. And the stabilized ruins of a 19th century iron forge sit just off the Dowlin Forge Road crossing.

Backing up to this thing is a real feature around here, and the people who have it know exactly what it is worth.

Nobody inspects mechanicals at a showing. You are too busy being excited about the primary suite and picturing where the table goes and standing in the back yard deciding it is the one. The furnace gets about 4 seconds and a nod on the way back up the basement stairs.

All of it is fine right up until it is not, and it never picks a convenient week to stop being fine. That is the stuff you inherit, and the scramble to find somebody good starts the day it breaks.

That is what the vendor list is actually for. These are the people the office already sends its own clients to.
