An 800+ credit score sold their home last month. The report still had a problem.

A solar company never updated the balance after it was paid off. It should have read zero. It didn't — sitting there next to an 800+ score, invisible unless someone actually read the file.

The max score you can get is 850. You can be that close to perfect and still have something wrong on your report.

Tag someone who just sold or refinanced. This is exactly when nobody checks.

Phoenix, Scottsdale, Mesa, Gilbert, Chandler: if a credit violation isn’t fixed, FCRA statutory damages can be $1,000 per violation.

That payout comes from the bureau or the creditor. Nothing comes out of your pocket for that piece. After the first dispute, a partner law firm can pursue it.

Pull all three reports and look for the errors that never moved.

"Closed by grantor" means the lender closed the account, not you.

On your end there's no difference — closed is closed. To someone underwriting a loan, there's an enormous one. And it gets coded wrong more often than people realize: accounts you closed yourself, accounts shut for inactivity years ago.

If your credit came back worse than your payment history suggests it should have, look for that phrase before you assume the problem is you.

Paid a medical collection and it's still showing on your credit report? That's usually not how it's supposed to work.

Paid medical collections are meant to come off the report entirely — removed, not updated to "paid." And unpaid medical collections under $500 aren't supposed to be listed at all.

Reality doesn't always match the standard. Items get left on, balances don't get updated, small ones stay listed.

What looks like bad credit is sometimes an item reporting the wrong way. Those need different responses.

Phoenix, Scottsdale, Mesa, Gilbert, Chandler — this comes up constantly with first-time buyers here, usually because a parent added them to a card years ago.

Being an authorized user on someone else's credit card can build your credit. It can also quietly damage it, and the mechanism is the same either way: that account's entire history reports on your file.

If the cardholder runs the balance up, that hits your utilization. If they pay late, that late payment lands on your report. You didn't spend it and you can't control the account.

It still reads as yours.

You checked your score. The lender pulled it. Two different numbers, and most people assume someone made a mistake.

Nobody did.

First, there are three bureaus, and creditors don't all report to all three. The underlying file is genuinely different depending on which one gets pulled. Same person, three versions.

Second, the model. The score on a free app usually isn't the model a mortgage lender runs. A different model reading the same data returns a different number, and neither one is incorrect.

So checking your own score tells you about one version of one file, read by one model. It's a temperature reading. It isn't the file.

Reading all three reports tells you what a lender is actually reacting to.

"Our revenue wasn't strong enough." That's what most business owners are told, and it's rarely the actual reason.

Four things show up far more often.

Inquiry timing: Several applications close together reads as distress no matter how the business is doing.

Personal Utilization: For most small businesses the owner's personal file is still part of the assessment.

Blending: Personal and business credit tangled together, so neither file reads clearly to anyone underwriting it.

Order: Applying to lenders in whatever sequence they came to mind, before the file is positioned for any of them.

Lenders assess risk before they assess potential. Strong revenue doesn't override a file that reads as risky.

Save this before the next application goes out.

People say "my credit" like it's one thing. It's two, and the difference decides what can actually be done.

Your credit report is data. Accounts, balances, dates, statuses, who reported what and when. Every line is either accurate or it isn't.

Your credit score is a model reading that data and returning a number. It's not a fact about you — it's an interpretation of the facts on the report.

Here's why that matters practically: you cannot dispute a score. There's nothing there to dispute. It's arithmetic performed on the data.

What you dispute is what's on the report. When the data underneath changes, the score follows on its own.

So if you want something to change, stop watching the number and go read the file.

A lot of people won't look at their own credit report because they believe checking costs them points.

It doesn't. It never has.

There are two kinds of inquiries. A hard inquiry is a lender making a decision about extending you credit — that one can move your score. A soft inquiry is you looking at your own file, or a company pre-screening you for an offer. Soft pulls don't affect your score at all.

You checking your own report is a soft pull. Every single time. No exceptions.

Which means the people avoiding their report to protect their score are protecting it from nothing — and staying uninformed about what a lender is going to see.
