This week Tiffany & Nalaboff Investigations conducted a locate investigation where the subject had been evading service at home. We discovered that he worked as a coach at the local high school. Imagine how embarrassing it would be to get served in front of your team. Did you know that getting served at work is allowed? Your employer can also get served.

On a completely different topic, we will never forget September 11. We honor those we lost and the survivors today and always.

This week Tiffany & Nalaboff Investigations spent a lot of time reviewing family trees. One of our resources is familysearch.org. Usually our heir investigations involve locating heirs of homeowners that are recently deceased. This search involved ancestors that passed away 50+ years ago and then identifying their living heirs, which may be multiple generations later. Our clients are obligated to inform all living heirs in probate matters, so we help the probate attorneys be compliant.

This month Tiffany & Nalaboff Investigations conducted a workplace incident investigation involving timekeeping records. Does your office use an app for employees when they clock in or out and take breaks? Does it include geo fencing? This is something to consider for your business.

This week and last week Tiffany & Nalaboff Investigations received calls from women in tears. The women were heirs of homeowners that passed away. They are having to deal with probate, debt, potential lawsuits, family struggles, and grief. We are not attorneys and can't provide legal advice. So what can we do? We listen! We listen to our subjects so they feel heard. We validate their feelings. We empathize. Although we can't fix their problems, we can console them. At the end of the calls, they let us know how much they appreciate us. Most investigators treat their clients with respect. Tiffany & Nalaboff Investigations treats our subjects and clients with respect.

This week Tiffany & Nalaboff Investigations is conducting an heir investigation involving an unknown child. Decades ago, a child support judgment was issued against the dad. Now both parents are deceased, and the family doesn't know who the child was in the child support case. We have an idea about who it might be, but more research is needed.

This week Tiffany & Nalaboff Investigations discovered hidden language within a recorded document which changed it from a traditional Deed of Trust to a Deed of Trust and Assignment of Mortgage. Two different lenders are named on the document. This is for a property in Texas but this is very unusual for California records. We were able to reveal the chain of title, and have reached out to the successor beneficiary for a lien release.

This week Tiffany & Nalaboff Investigations is helping homeowners who inherited property but there is a 45 year old lien preventing them from having a clear title. The title chain is extremely complicated with multiple assignments, and individuals splitting the interest in the property. The homeowners tried to get the lien released themselves but got no response from the servicer. We provided answers to the homeowners, obtained all of the documentation for the title chain, received information from the lender, and are making substantial progress towards a permanent resolution for these homeowners.

This week Tiffany & Nalaboff Investigations spoke with multiple subjects who were skeptical when we contacted them. They are wary of scammers that try to take advantage of them, so they are reluctant to share information. We understand. Although our objective is to find results for our clients, our method is to be extremely respectful and professional with the subjects, no matter who they are. No one likes to feel like they are in trouble. We validate their feelings, forward their questions to our clients, and respect their choices to share or not share information.

This week Tiffany and Nalaboff Investigations located a reconveyance that had a major error. The document referenced a Deed of Trust that was recorded six years before it was dated. Due to the error, the reconveyance did not release the lien as intended. This clouds title and prevents the property from being sold. The person who signed the reconveyance passed away, so we are speaking with an authorized signer to execute a corrective reconveyance.

This week Tiffany & Nalaboff Investigations was investigating a deed of trust. We found another deed of trust that we thought might be related to the one we were investigating. AI helped us locate in the fine print on page 16 of the document explicit language that links the two deeds of trust together. A trustee foreclosed on the second deed of trust, affecting the first deed of trust, which will likely resolve the issue for our client.
