We are excited to share that our High Bluff Barn has been named a 2026 SARA National Design Awards Honoree.

A heavy-timber, cedar-clad barn anchoring a narrow bluff-top family compound above Peconic Bay conceals structural insulated panels and a full photovoltaic roof behind its unassuming exterior, housing a garage, projection theater, game room, yoga studio, and mezzanine.

The barn's cedar-clad exterior reads as a simple agrarian form, yet it conceals a high-performance structural insulated panel (SIP) envelope. The southwesterly roof plane, hidden from view at grade, is fully clad in photovoltaic panels. Inside, the entertainment room serves double duty: a daytime play space that converts after dark into a projection theater, with surround-sound speakers and subwoofers integrated into the wall assemblies to keep the acoustic equipment out of sight.

The vision for the High Bluff House was a minimalist barn, clad inside and out in simple, warm materials. Upstairs, that vision continues in the wood ceiling beams and flooring that run through the home's more private quarters, in contrast to the open, minimalist ground floor below. Exposed beams line the hallway ceiling, while a narrow window opening lets raking light cross the floor as the sun moves. At the stair, a cluster of round pendant lights in varying sizes marks one of several considered lighting moments throughout the house.

The vision for High Bluff House was a minimalist barn: clad inside and out in simple, warm materials, with the ground floor opened fully toward Peconic Bay. Completed in 2023 in Southold on Long Island's North Fork, the 9,000-square-foot project pairs the main house with a connected barn volume, both wrapped in cedar siding under standing-seam metal roofs. Full-height glazing spans the ground floor, dissolving the boundary between the living spaces and the water beyond.

Landscape design by John Beitel threads stone stepping paths and plantings through the dune site, keeping the approach low and unobtrusive.

At Innisfree's Lexington Avenue store, Mapos reworked one of New York's most familiar sights: scaffolding.

"Rather than being an obstacle to beauty, how can scaffolding be the catalyst for it?" That question became the starting point for a custom scaffold system built to hold plants, lighting, product, and glass panels, stripped down to its essential elements and finished in bright white to contrast the space's raw, gritty textures. Instead of something to walk around, it becomes the interior wrapper for the entire store.

In the Catskills, the interiors at South Hill are catching up to those views.

Inside our residential community's first completed home, oak cabinetry and a vaulted wood ceiling are in, and a wood-burning stove now anchors the living room against a dark, glazed tile wall, the same tile that lines the kitchen backsplash a few steps away. Floor-to-ceiling windows open the great room to an unbroken run of forest and mountains beyond.

We're in the final stretch here, and it's hard to walk through this home without stopping every few feet to take in that view!

At Innisfree's Lexington Avenue flagship, Mapos organized the entire store around a single concept: The Island.

A curved, boat-shaped island holds live plantings and product testing stations at the center of the floor. Above it, a cluster of 35 spheres in varying sizes floats at staggered heights, a lighting concept drawn from the brand's own imagery of bubbles rising through volcanic water. No two spheres are placed or sized alike.

Along the surrounding shelving, product is organized by category below, with a plant wall reading as an abstracted cityscape above.

Details worth a second look. 👀

Throughout the HSS Wellness Center, color does double duty — setting a calm, non-clinical tone while quietly directing staff from one zone to the next. A natural cork ribbon carries the signage system, softening acoustics as it goes, while warm materials and considered lighting bring a sense of ease to a space built entirely on donor funding.

Tucked into a previously under-utilized below-grade storage space at the far end of HSS's Manhattan campus, the new 5,400-square-foot HSS Wellness Center was designed as an intentional counterpoint to the typical sterile, brightly lit hospital environment. Color and lighting shift by zone, letting staff intuitively self-direct through the facility. A natural cork ribbon runs throughout, holding the wayfinding signage and doubling as an acoustic buffer.

Reveal, don't replace.
That was the guiding principle for MUJI Harvard Square, a 12,000 SF store across four levels inside the landmark Design Research building, completed in 10 weeks.

When Ben Thompson opened the building in 1969 as a showcase for European and Scandinavian housewares, he created something with a lightness not typical of the period: concrete and glass curtain walls forming a jewel-box setting that feels surprisingly contemporary even now. It's an exceptional example of Brutalist architecture, and how open it can be.
